Property consultancy Eddisons is raising money for the homeless-support charity Shelter this Christmas by encouraging staff to donate cash or get themselves sponsored for wearing festive jumpers to work.

The firm’s 30-strong, Leeds-based building and project consultancy team, which last summer raised £7,000 in aid of the Brain Tumour Charity with an ambitious 5,000-mile physical challenge, have set their sights on raising £1,000 to support Shelter’s Christmas fundraising campaign.

Ian Harrington, who heads the building and project consultancy team, said: “Homelessness, or being stuck in unsafe housing, is one of the worst nightmares for many of us, especially at Christmas, so we’re really glad to be able to raise money for Shelter, which does such important work to help people in very vulnerable situations.

“Because of our work with school and college academy trusts, helping them to secure funding for improvements to their buildings and grounds through the Government’s Condition Improvement Fund (CIF), this has been an extremely busy few months for us. But now that all the CIF bids are safely in we wanted to do something festive that would give staff a bit of fun, and that everyone who is working from home can join in with.

“Needless to say, everyone has really got into the spirit of it and we’ve seen a full spectrum of Christmas jumpers, from the stylish to the downright dodgy!”

Construction company takes 32,000 sq ft unit at Bradford industrial park

Eddisons’ Bradford agency team has completed a deal to let a 32,000 sq ft industrial unit at the city’s Dudley Hill Business Park on Rook Lane to high-tech construction firm Fast-Track Housing.

Acting on behalf of Blackburn-based industrial property developer EP Properties, which has a property portfolio of over 5 million sq ft, the unit is the sixth let by Eddisons on the 15-acre site, which now has only one vacant unit remaining.

Dudley Hill Business Park was originally a manufacturing site for cleaning products firm Robert McBride. It was acquired by EP Properties in 2020 and is now home to companies such as Amey Highways, manufacturer Mansfield Pollard and Ogden Fulfilment.

Fast-Track Housing, which specialises in durable alternative building products and rapid construction techniques for residential developments, is expected to create new jobs at its Bradford site.

Eddisons senior surveyor Matt Jennings said: “It is fantastic to have completed another letting for our client EP Properties. Dudley Hill Business Park is a great site that has seen huge improvement under their ownership. We have already seen a great deal of interest in the final remaining 40,000 sq ft unit and the whole development looks set to be fully let very shortly.”

He added: “Fast-Track Housing will also be a great addition to the local economy in Bradford. They construct modern, sustainable homes within rapid turnaround times and will create much needed job opportunities in the city.”

Eddisons comments on £3.5 million funding announcement for St Neots

Huntingdonshire District Council has this week announced an additional £3.5 million of funding from National Highways for the St Neots Future High Streets Fund town centre regeneration projects.

With the total investment into the regeneration programme now at £16.3 million, the extra funding from National Highways will help to deliver three of the six Future High Streets Fund projects, including pedestrian and cycling improvements, High Street improvements and Market Square improvements.

Commenting on the announcement, Matthew Hunt , Surveyor at Eddisons said:

“We are pleased to see further funding being injected into the local centres to provide essential repairs and maintenance where required. Projects such as this go a long way to ensuring the security of our High Street shopping locations from both a commercial and consumer standpoint.

The Sheffield Property Market Review event, which returned to the city this month, hosted by law firm BRM and property consultant Eddisons, featured an analysis of the latest trends in Sheffield’s office and industrial markets in the face of ongoing Covid disruption.

Speaking to the property professionals attending the event, Eddisons director Adrian Lunn said: “There is still a great deal of uncertainty about the future shape of the city’s office market due to the changing economic landscape created by Covid.

“Work has changed for most people and to some extent it’s down to individual corporate cultures what their office requirements will be as they adapt to living with the virus.

“We are advising a number of professional firms and there’s a wide disparity between them in terms of what they require. Some will not desk-share and others are considering reducing their city centre footprint and opting for open-plan space in a suburban location with generous car parking.

“However we continue to see strong demand from developers for character buildings that will make interesting office refurbishment projects and we believe we may see grade A rents start to move up in 2022.”

He added: “It’s fantastic to take part in these events, which also highlight the exciting role that we are playing in the major changes happening in South Yorkshire as regeneration projects take shape and Sheffield becomes an even better city in which to live and work.”

James Parden, associate at BRM Solicitors updated the delegates on the legal changes and pitfalls that property professionals will face in the coming months. “One of the unfortunate consequences of the pandemic is the detrimental effect on landlords’ ability to recover rent arrears. We understand that the focus has been predominantly on tenants, but it is key to ensure there is a balance and not a weighting in the tenants’ favour.”

The Royal Institution of Chartered Surveyors (RICS) has just published its latest quarterly UK Commercial Property Market Survey (Q3 2021), headlined, ‘Offices beginning to see some green shoots while industrials remain robust’.

Commenting on the latest findings, Ben Green, director of Eddisons, said: “In terms of the Cambridge market, our experience is broadly in line with the UK picture reported by RICS. The industrial sector continues to perform strongly with good demand and very low supply, particularly around Cambridge with its general low stock levels.

As reported by RICS, we have also seen an upturn in office demand with the majority of enquiries being for high quality space in central Cambridge and the principal business parks. Unlike the UK as a whole, office supply has not risen reflecting the strength of the local economy.

In addition, the amount of available laboratory stock is almost zero due to the exceptionally buoyant life sciences sector.  Retail vacancy rates remain steady in contrast to rising levels across the UK. The return of students and tourists to the city has increased footfall giving retailers a boost in prime locations. Investor demand remains very strong across all sectors with limited availability.”
