Eddisons’ public sector team adds four new wins to client list

Leeds-headquartered property consultancy Eddisons has added three local authorities and the national regulatory body for MPs to its list of public sector clients.

Since gaining approved supplier status on the Government’s Crown Commercial Service (CCS) estate management services framework in 2021 and on the ESPO public sector professional buying organisation in 2022, the firm’s public sector team has rapidly grown the number of councils and other public bodies in its client portfolio.

The City of Lincoln Council, Portsmouth City Council, Rushmoor Borough Council in Hampshire and the Independent Parliamentary Standards Authority (IPSA), the body which regulates and administers all MPs’ business costs and pay, have become the latest organisations to appoint Eddisons’ public sector advisory services.

In Lincoln, Eddisons will advise the city council on the Lincoln Western Growth Corridor, providing strategic development consultancy services for 3,200 new homes, a neighbourhood centre, a business park and transport infrastructure to alleviate congestion.

The firm is providing strategic development consultancy and other input for Portsmouth City Council on its flagship City Centre North master plan. Proposals include 2,300 new homes, public green space and space for new community facilities, retail, hospitality and leisure uses, as well as walking and cycling routes.

Eddisons’ property management team has also been appointed by Rushmoor Borough Council to manage the 375,000 sq ft Kingsmead and the Meads shopping centres in Farnborough on a three-year contract. The contract from IPSA will also see Eddisons provide lease advisory services for MPs’ constituency offices across the UK.

Eddisons leads the way as the East of England’s most active property agent

Eddisons has been rated as the most active property agent operating in the East of England with specific agents identified as the top dealmakers in the region too.

That’s the verdict of property research platform EG Radius who has just published its annual deals competition results in which agencies and individual agents are ranked by the volume of space & the number of deals transacted in the previous year.

The firm, whose Eastern regional offices are in Peterborough, Huntingdon, Cambridge & Bury St Edmunds, occupies the top slot in the East of England, having transacted 1,333,491 sq ft of commercial space across 282 deals.

And, within the regional rankings, it was also judged as the most active in Cambridgeshire too, having completed over 232 individual transactions in 2023.

Featuring in the individual dealmakers listings for Cambridgeshire, Eddisons agents occupy six out of the top ten slots – with Julian Welch ranked as the most active agent in the county and colleagues, Gavin Hynes & Matthew Hunt in the second and third slots.

These three top Cambridgeshire dealmakers feature in the top six rankings for the whole of the East of England too.

The annual EG Radius competition is open to all commercial agents, with the Eastern region covering property transactions in Cambridgeshire, Suffolk and Norfolk and is assessed on the volume of deals done for lettings and sales across all commercial property sectors.

Eddisons has confirmed the successful letting of two brand new light industrial/warehouse units in St Ives.

Eddisons was the sole agent for Unit 5 and Unit 6 Oak Court – a new development situated close to the entrance of the Lakes Business Park.

Unit 5 Oak Court has been let to Envirotank Herts Ltd, a local water damage restoration service provider. The unit comprises 1,750 sq ft of high quality industrial and office accommodation along with allocated car parking.

The final phase of development at Eagle Business Park continues to break records.

Planning consent was granted by Huntingdon District Council in the summer for four new estatesof Condor, Firecrest, Razorbill and Ravens Courts which comprise the final phase at Eagle Business Park and in total 37 units. Units ranging from 900 to 2,895 sq ft and all are available for sale or to let.

Developer Barnack Estates (UK) Ltd are due to commence construction on site at the end of September.

Richard Jones from sole agents Eddisons commenced marketing the estates in late May 2022 and over 20 units have been reserved.

Richard Jones commented ‘ In a normal market place we might sell or let a hand full of units a month or so before practical completion, but to have reserved so many units without breaking ground is incredible.’

Alwalton Hill new builds has provided all the takeup to the larger logistics operators, the Peterborough land market has provided little new space to the SME market where second hand stock levels are at an all time low.

Some units have sold to investors but by far the majority are being reserved by owner occupiers, taking advance of cheap money and the opportunity to move away from renting.

Take up also continues to show approximately 30% of occupiers coming from further afield which is great for the growth of the City moving forward.
