New UK HQ strikes ground at Suffolk Business Park

Construction of the new 32,000 sq ft headquarters of Avant Tecno UK is now well underway at Suffolk Business Park, Bury St Edmunds.

Eddisons acted as the sole agent on behalf of the park’s developer, Churchmanor Estates, in helping secure the deal that will see Avant Tecno UK Ltd as the owner-occupier and relocate its HQ operations from Norfolk to Suffolk Business Park.

Avant Tecno UK, which provides multi-functional articulated loaders to the construction and agricultural sectors, is scheduled to move in to its new purpose-built premises this summer.

Suffolk Business Park is a new commercial gateway location in the county being developed at Junction 45 of the A14.

Churchmanor Estates’ development masterplan for the park sees development in four distinct business zones, one of which is allocated for industrial occupiers and is where Avant Tecno UK’s new headquarters premises is located.

New warehouse instructions on key east ports corridor

Eddisons’ Bury St Edmunds office has been instructed to market two separate warehouse instructions to let in Thetford, Norfolk.

Eddisons leads the way as the East of England’s most active property agent

Eddisons has been rated as the most active property agent operating in the East of England with specific agents identified as the top dealmakers in the region too.

That’s the verdict of property research platform EG Radius who has just published its annual deals competition results in which agencies and individual agents are ranked by the volume of space & the number of deals transacted in the previous year.

The firm, whose Eastern regional offices are in Peterborough, Huntingdon, Cambridge & Bury St Edmunds, occupies the top slot in the East of England, having transacted 1,333,491 sq ft of commercial space across 282 deals.

And, within the regional rankings, it was also judged as the most active in Cambridgeshire too, having completed over 232 individual transactions in 2023.

Featuring in the individual dealmakers listings for Cambridgeshire, Eddisons agents occupy six out of the top ten slots – with Julian Welch ranked as the most active agent in the county and colleagues, Gavin Hynes & Matthew Hunt in the second and third slots.

These three top Cambridgeshire dealmakers feature in the top six rankings for the whole of the East of England too.

The annual EG Radius competition is open to all commercial agents, with the Eastern region covering property transactions in Cambridgeshire, Suffolk and Norfolk and is assessed on the volume of deals done for lettings and sales across all commercial property sectors.

Freeholds holding their own in Lincoln commercial market

The commercial freehold market in Lincoln is holding its own due to the resilience of local SMEs and a limited supply of available stock.

The first city centre office letting reported by the Cambridge agency of Eddisons so far this year is that of a self-contained, 1,700 sq ft (158 sq m) newly refurbished office in the exclusive CB1 postcode area.

The new tenant of 52 Mawson Road is a private healthcare operator who has taken a new lease on the end of terrace, open plan office premises.

Delivering a Christmas gift to scene-stealing set builders

Unit 3, Innovation Square

 

On the western outskirts of Pontefract, we were delighted to sell Unit 3 of the successful Innovation Square at the end of 2023.

A modern industrial unit in the popular Green Lane Industrial Park, Featherstone, the single storey development was perfect for scenic construction contractors J Foster Construction. The company, who has worked on productions for ITV and BBC, needed extra space for building their creations as well as storing and displaying them too.

We were able to sell the property to J Foster Construction, after renting for some time, over the asking price for our client, P&W Site Fixing. The stainless-steel fabrication designer was the owner occupier but decided to relocate to Castleford.

Getting the sale through just before Christmas would have been enough cause for celebration and it was the cherry on top of a fantastic year for our Bradford team, and associate director Matt Jennings in particular was singled out by our client for his services.

Agent looks to Vision Business Park success

Eddisons is taking a positive view of its success this year at Vision Business Park – a set of three courtyard schemes of new-build business units for small & medium scale industrial occupiers.

The schemes were officially launched by Eddisons’ Huntingdon office at the beginning of the summer, following earlier pre-let instructions.

As the year ends, Eddisons has confirmed that, as the sole agent, all 27 of the brand new units at Vision Business Park, near Biggleswade in Bedfordshire, have been sold with many going under offer at early stages off plan.

Eddisons has also confirmed being successfully re-instructed by many of the investor purchasers as the appointed agent on the letting of five of the units already, with another pending.

The units at Vision Business Park range in size from 1,410 sq ft (131 sq m) to 11,896 sq ft (1,105 sq m) individually although some occupiers have taken a combination of units.

Two lettings instructions on which Eddisons is the sole agent represent the contrasting retail offer of the Cambridgeshire market town of St Ives, according to the firm’s Huntingdon agency.
