New clinic use for former social club in Market Harborough

A new skincare and medical aesthetics clinic is set to launch in former social club premises on Coventry Road, Market Harborough, confirms the East Midlands agency of Eddisons.

Called Lumi SKN, the clinic will open in early September at 40 Coventry Road in the market town.

The Market Harborough clinic is a new venture for business partners and experienced practitioners, Liz Appleton & Emily-Louise Varnfield who have worked together in skincare and aesthetics at a salon in Kettering for seven years.

Liz is a qualified medical practitioner and both business women were keen to find premises in which they could create a premium clinic-style setting to reflect the fact that Lumi SKN’s treatments and services go beyond that of a mainstream beauty salon.

The clinic’s offering also includes stocking top-of-the-range beauty devices that allow fellow aestheticians to provide Lumi SKN’s bespoke results to their own clients.

Liz and Emily-Louise’s search for premises didn’t take too long before finding 40 Coventry Road, a detached, two-storey building, with cellar, totalling 1,810 sq ft (168.15 sq m), in a prominent location in the town – and with parking.

Inside, the layout of the premises was along the lines of a traditional social club.

There was formal reception/hallway area that opened up to the members’ main bar area and kitchen. Upstairs, there was a series of meeting/committee rooms and a storeroom.

In transforming the premises with a high specification fit out programme ahead of Lumi SKN’s launch in September, both business women acknowledge that the basic social club layout offered a good starting point.

Liz explains, “While there’s a total revamp of fixtures, fittings and décor, of course, our fit out has overlaid much of original layout.

Where once there were committee rooms, now there are treatment rooms and we still have a statement entrance.

Eddisons was the sole agent under instruction to let 40 Coventry Road and Amanda Lawrence, Agency Surveyor, who negotiated the lease on behalf of the landlord, said, “It was clear from the outset that the partners could instantly see beyond the velour and the wood panelling of the social club.

Both women have a clear vision of what their clinic’s offer to clients will be and, in 40 Coventry Road, they have a premium property and location in which to present themselves to new clientele.

Freehold of former golf course land to the fore for Eddisons

A former 9-hole golf course is the latest land sale agency freehold instruction for Eddisons this summer.

The firm’s Northampton & Kettering offices are co-leading agency on the 20 acre (8.10 hectare) site located within two miles of the M5 motorway (Junctions 6&7) and overlooking the centre of the cathedral city of Worcester & the Black Mountains beyond.

An elevated site, between Tolladine Road & Newton Road, the strategic land is to the northeast of the city centre and set in a residential area.

Eddisons’ agents advise that the site is suitable for a range of leisure uses, subject to planning permission, and is identified in the South Worcestershire Development Plan adopted in 2016 but now, currently, under review.

Offers are sought by Eddisons for the freehold of the site, and access to the land for sale is by permission only through the agent.

Units let in town’s established industrial location

Acting on behalf of the landlord, Eddisons has confirmed the letting of three modern warehouse units, with offices, in Huntingdon’s most established industrial trading location.

The local office of Eddisons had sole agency on the units at Tower Close on the St Peter’s Road Industrial Park, where the space, totalling over 57,000 sq. ft. was being offered to let in part or as a whole.

The new occupier of two of the combined units (2,394.47 sq. m./25,774 sq. ft.), numbers 7 & 8 is an operator involved in the development & supply side of the brewery trade.

Unit 9 (2,196 sq m/31,968 sq ft) has been let to a company specialising in relocation services to the scientific & laboratory sector.

According to Eddisons’ Huntingdon agents, St Peter’s Road Industrial Park retains its pre-eminence as the Cambridgeshire market town’s high profile industrial location due to its proximity to the A14/A1(M) interchange and onward road connections to the M6, M11 and the East Coast ports.

Additional Kettering site gives company platform for growth

Warehouse premises at Vernon Court, Telford Way in Kettering have been let by the commercial property agency of Eddisons to CPL Ltd, manufacturer & leading dealership for mounted platform vehicles & equipment.

The detached, 6,403 sq. ft., industrial unit at 6B Vernon Court is the latest site in Kettering for CPL, whose growing client base is chiefly in the utilities sector in the UK and also overseas.

CPL Ltd was founded in 2011 and now, with the addition of the Vernon Court premises, has four sites on Telford Way.

The company’s founder & CEO, Paul Murphy, confirms CPL is seeking further premises – a fifth operational location – to accommodate business expansion plans which include increasing its current headcount of 100-plus employees within the next twelve months.

Telford Way, off Junction 7 of the A14, is Kettering’s main trading estate and, according to Eddisons’ local agents, its location gives occupiers good transport connectivity to the rest of the country and the East Coast ports.

Speaking about the letting of 6B Vernon Court to CPL, Gilbert Harvey, Director of Kettering and Northampton, said, “With the squeeze on the availability of quality industrial stock in general – and in such a desirable location as Telford Way, in particular – we secured the unit under offer to CPL prior to the expiry of the previous lease and its vacation by the former occupier.

“This ensured no void period for our landlord client and gave CPL the certainty of its new premises to an agreed timescale in its favoured location.”

The scene is set for a second new-build medical/life science facility in Cambridgeshire.

Adjacent to GenesisCare’s Oncology Centre at Oaks Business Park in Newmarket, Eddisons advises there can be an immediate start on site – subject to agreement of either freehold or leasehold terms with a buyer or occupier.

The new Class E life science/medical facility – Building 2, The Oaks – is being developed by Hamilton Land and will be the companion building in the scheme to GenesisCare’s Oncology Centre, completed and fitted-out to the occupier’s technical specification by the developer five years ago.

Building 2 is a three storey building with floor space from 685.50 sq m (7,378 sq ft) to 2,057 sq m (22,140 sq ft) – 3D-view laboratory floor layouts of Building 2 are available – and is being offered with on-site parking for 66 cars.

Oaks Business Park is on Fordham Road, Newmarket – a main arterial route to the town centre, off the A14 at Junction 37.

In addition to GenesisCare, Addenbrooke’s NHS Foundation Trust is a high profile occupier in the sector whose move to the park freed up clinical space at its main hospital site in Cambridge.

According to Eddisons, Newmarket offers a ‘solid,’ complementary location to the more conventional life sciences and lab markets of the Cambridge area, given the Suffolk town’s dual carriage road links via both the A11 & A14.

Ben Green, who is leading Eddisons’ agency of Building 2, The Oaks, explains, “Granta Park, Babraham Research Park and Cambridge Science Park are all accessible, with a drive time of, circa, 20 minutes from Newmarket.

“And a regular train service runs between Newmarket and Cambridge’s central station.

“Accessibility and affordability make Newmarket an increasingly viable option for new or established operators in the medical or life science sectors who are looking for commercial lab or office space.”

Focus on final units at second phase of Eagle Business Park

The spring months have seen the Peterborough agency of Eddisons focus on the final units available in the second development phase of Eagle Business Park, Yaxley.

Eddisons remains the sole agent under instruction on the remaining 7 units being offered to let or for freehold sale, and ranging in size from 900 sq ft to 10,081 sq ft.

This second phase of Eagle Business Park has seen 117 units built, adding 250,000 sq ft of industrial space to this now well established business location.

Both phases of the development have proved popular with a range of business occupiers. Some already based in the Peterborough area, others relocating from other parts of the region or further afield, and some brand new businesses too.

According to Eddisons’ Peterborough agents, it’s the quality of the new build units and the proximity to transport links, specifically Junction 17 of the A1(M) and the city’s own Parkway network of roads, that have been central to the popularity and success of Eagle Business Park.

For more information on the final units available at the second phase of Eagle Business Park, contact Gavin Hynes or Fred Seaby at Eddisons in Peterborough, 01733 897722, [email protected], [email protected] or through eddisons.com.

Industrial interest has set sights on Vision Business Park, Biggleswade

Eddisons’ Huntingdon office is reporting that interest has been strong from industrial occupiers and investors in setting their sights on Vision Business Park, near Biggleswade in Bedfordshire, where 25 of 27 brand new units have been agreed off plan with another due to go under offer shortly.

Vision Business Park, Upper Caldecote, near Biggleswade is the third and newest phase of the Woodlands Estate development which is, itself, according to the agents, gaining profile with the area’s industrial owner occupiers & investors.

Set in three distinct courtyard schemes – in keeping with the style and setting of the wider development – the new-build units at Vision Business Park offer small to medium sized industrial accommodation from 1,410 sq ft (131 sq m) to 11,895 sq ft (1,105 sq m).

The lack of quality new-build industrial schemes in the area and its wider satellite region – as well as the development’s proximity to the A1 north and south and, via Bedford and Milton Keynes, to the M1 – have been key in attracting industrial occupier and investor interest in the earliest phases of the development, according to Eddisons – who is the sole agent.

Matthew Hunt, of the firm’s Huntingdon agency office, who is leading the agency at Vision Business Park on behalf of the developer Barnack Estates UK Ltd, believes that the remaining units will prove attractive for the same reasons.

The appeal of the industrial unit

He said, “For industrial occupiers, many of them involved in manufacturing or warehousing and storage, ease of access to the country’s road networks and key interchanges will always be a top priority.

“Interest and offers at Vision Business Park have come from a range of owner occupiers and investors to date.

“With the building phase now complete this spring, we expect to capture some interest in lettings now as we have now been instructed by a number of investor owners.”

Vanessa Pomeroy, Managing Director Designate, Barnack Estates UK Ltd, added, “We are delighted at the uptake of units for Vision Park.

“It’s great to see occupiers moving in and using our buildings to expand their businesses.

Laboratory investment in Cambridge sold to private investor in £2.77m deal

Eddisons’ Cambridge agency team has sold a Cambridge office and laboratory building to a private investor for £2.77m.

The 11,75 sq ft high quality, recently refurbish Murdoch House building is located off Newmarket Road approximately 1 mile from the Cambridge City Centre.

The premises are currently fully occupied by science-based companies Qkine Ltd and Spotta Ltd.

Ben Green, Agency Director at Eddisons said: “We are delighted to have achieved this result for our client after a competitive bidding process. Laboratories are a sought after asset class and the acute imbalance of supply and demand in Cambridge makes it target location for investors”.

“With a lack of freehold investment opportunities it was little surprise that the property attracted good interest and achieved in access of the asking price.”

The sale price reflected a net initial yield of 5.6%.
