Eddisons appointed Property Managing Agent for pioneering Meridian Water development

Eddisons has been chosen by Enfield Council as Property Managing Agent for their flagship Meridian Water Estate. The 3 year appointment, with a potential 3 year extension, was awarded after an OJEU competitive tender process.

The award will see Eddisons manage the existing and new tenancies on the 37 hectares of land that the Council currently owns at MW, as the Council brings forward the gamechanging development scheme. Tenants currently include Vibration Group, North London Waste Authority, Troubadour Theatre and Building Bloqs.

Meridian Water will ultimately see over 10,000 homes, flexible commercial space and leisure facilities created over a 25-year period. The scheme is also anticipated to deliver thousands of new jobs.

Cllr Nesil Caliskan, the Leader of Enfield Council, said:

“I welcome our new partnership with Eddisons, which will enable us to maximise our estate at Meridian Water, raise its profile in attracting new tenants, and deliver an integrated management service to those currently on site.”

Condition Improvement Fund (CIF) win bonus for Eddisons

Eddisons has won a number of additional Condition Improvement Fund (CIF) awards following a government announcement of an additional funding round.

The government initially awarded £400m in June for academies to undertake a range of improvements over the next year, as part of the annual CIF round. Since then, the scheme has been expanded to include a further £182m. Eddisons’ bids have won a further £11m across a number of academies – with one Derbyshire trust picking up an additional 4 awards for its schools, in addition to the £30m in funding awards won in June.

Ian Harrington, Head of Building Consultancy, says that the win is well deserved. “We put in a huge amount of effort with our CIF bids and some were really unlucky to miss out on the first round,” he said. “This additional tranche of funding means that many excellent projects will now have the funding to proceed, and we are delighted they will be able to do so.”

Schools are set to receive their first payments in October, with work going ahead in line with COVID-19 restrictions.

The results of the Condition Improvement Fund (CIF) 2020/21 applications are in, and it’s a fantastic set of results for Eddisons.

Over £28m of CIF funding applications were secured, and despite the 3-month wait due to COVID-19, the team are delighted.

“The guys put in an amazing effort on the run up to Christmas 2019 to get these bids in,” said Ian Harrington, National Head of Building Consultancy. “It seems a long time ago now, but the late nights were worth it to produce results like this!”

Anthony Spencer, Managing Partner, also offered congratulations. “Our CIF funding success is a great news for pupils and teachers who will benefit from building improvements in schools across the UK. This result also reinforces Eddisons reputation as one of the leading advisors in the education sector, and reflects the skills and commitment of everyone in the building consultancy team.” he said.

The projects will commence very shortly and be delivered over the next few months and the team is working to develop plans to carry out the works within social distancing guidelines.

Government announces 10 year transformative school rebuilding programme

Schools across England are set for a transformative ten-year rebuilding programme – and Eddisons plans to be at the heart of it.

Representing the first major rebuilding programme to be launched since 2014, today’s Government announcement means schools will benefit from substantial additional investment. Schools and colleges will also receive funding this year to refurbish buildings in order to continue raising standards across the country.

Investment will be targeted at school buildings in the worst condition across England – including substantial investment in the North and the Midlands – as part of the Prime Minister’s plan to level up opportunity for all.

Over £1bn to fund the first 50 projects of a new, ten-year school rebuilding programme, starting from 2020-21. These projects will be confirmed in the autumn, and construction on the first sites will begin from September 2021.

£560m and £200m for repairs and upgrades to schools and FE colleges respectively will be made available this year, and prioritised on the basis of buildings’ condition. Rebuilding projects will be greener, helping meet the government’s net zero target, and will focus on modern construction methods to create highly skilled jobs and boost the construction sector.

Double win at the Estates Gazette awards

Eddisons (incorporating Barker Storey Matthews) has bagged a brace of trophies at the Estates Gazette Cambridgeshire 2020 Awards.

The company was confirmed as winners of the region’s “Most Active Agent” award this week – a continuation of BSM’s winning the award for the past 6 years.

The firm’s Julian Welch also garnered the EG “Dealmaker of the Year” award, and was delighted with the outcome.

“These awards mean a great deal to us as a national business and help us to continue cementing Eddisons’ presence as market leaders across the East of England region,” he said.

“It’s great news and testament to the ongoing hard work of the whole team for continuing our winning streak.”

Also name in the awards were Cheffins in second place, with Bidwells in third, Carter Jonas in fourth and JLL in fifth.

The Government is offering additional funding to schools to support them in these very challenging times.

The funding will be available to all state-funded schools and will support costs relating to:

  • Free school meals provision
  • Keeping a school open in the holidays (for children of key workers)
  • Additional cleaning throughout the school to prevent the further spread of the virus

Eddisons can assist with the deep cleaning element. This is particularly important when reopening school premises, since heating and ventilation

systems can harbour the Legionella pathogen.

The funding limits for schools are as follows:

Mainstream schools

251 to 500 pupils: £30,000

501 to 1000 pupils: £50,000

>1000 pupils: £75,000

Special schools and alternative provision

All schools: £50,000

COVID-19’s Legionella risk – are you prepared?

 

As if the coronavirus outbreak wasn’t bad enough, there is an increased risk of Legionnaire’s Disease occurring as a result of the current UK-wide lockdown.

The outbreak has meant that many buildings are being left with minimal or even no occupancy at the moment. This can lead to the threat of Legionella bacteria building up in stagnant water in those buildings.

Legionnaire’s Disease, which is caused by the bacteria, is a very serious disease which, like the coronavirus, can cause pneumonia. It’s therefore essential that your properties are well prepared.

Building owners, manager and landlords must meet their legal obligations around Legionella. This can be by:

  • Reviewing the Legionella risk assessment and written control scheme, bearing the current circumstances in mind
  • Identifying low use water outlets and setting up a flushing regime
  • Identify if occupants or visitors may be more susceptible to Legionella and control the risk
  • Flushing low or zero use outlets on a regular basis and recording this
  • Ensuring routine water temperature testing records are maintained
  • Ensuring that water systems which have been left stagnant are re-commissioned as if new (i.e. sterilising, microbiological testing)

You should also note that:

  • Draining down mothballed systems does not always eliminate the Legionella risk
  • Water systems must be made safe prior to occupation
  • The greatest risk for potential Legionella exposure will be when the buildings are re-occupied
  • Flushing systems with water must be done very carefully as the stagnant water can form aerosols (ie the bacteria can become airborne)
  • A specialist water treatment company should be consulted to reduce the risks when recommissioning

Everything you need to know about deep cleaning

COVID-19 has meant that it’s essential that every workplace has effective measures in place to protect people. Every employer will now need to ensure employees are safe and healthy by using infectious disease controls.

We know the way we respond to this crisis is paramount, and that we need to work at speed using all our knowledge, expertise and determination. This will be key to our success in dealing with the virus.

Many companies, products and new technologies are seeking to eliminate areas of risk, so it’s important to understand which method deliver fast,

  • effective results
  • protect our environment
  • are efficient and safe

Here, we take a look at a number of methods.

DEEP ENVIRONMENTAL CLEANING (DEC)
DEC involves using electrostatic spray surface cleaning. This is now being supplied by many cleaning companies to healthcare facilities, schools, academies, researching institutes and labs. The highly effective method removes infectious diseases and contamination from areas that require specialist sanitation

The process involves spraying an electronically charged mist onto surfaces and objects. The positively charged particles then naturally coat contaminated areas. Hard to reach areas and objects can be covered and once sprayed, the sanitizing agent disinfects surfaces for up to 72 hours protection, eliminating the dangers of overusing. DEC equipment is easily transported and manoeuvrable and has a 70% faster delivery time than traditional methods. This means a faster and more secure response.

FOGGING
Fogging is an older technology which involves using a machine that disperses a “fog” of microscopic droplets of chemicals. It’s reasonably effective, but less reliable than DEC as it doesn’t cover everything in the same way as electrostatic

DISINFECTING
Disinfecting involves literally wiping down surfaces manually with bleach / disinfectant and a cloth, which is limited in its effectiveness. Many areas are not affected, including all fabrics.

Whichever method is chosen, it is vital that as many surfaces and materials are targeted to help eliminate the risk of the coronavirus.
