Growing Bradford care business invests in new HQ and training centre

Tempcare Personnel, the Bradford-based agency that provides nurses, care and support workers for hospitals and care homes across the UK, is to relocate its headquarters in the city to newly acquired offices on Teasdale Street, off Wakefield Road, two miles south of the city centre.

Property consultancy Eddisons sold the former BHT nursery and childcare site to the firm, which plans to redevelop the property to create offices as a base for its growing management team, as well as a state-of-the-art training centre for clinical and care workers.

Tempcare director Aaron Munaiwa said: “The new site will be ideal for us and we’re looking forward to moving across early in 2024, once the redevelopment works are completed.

“As well as our core team of office-based staff, which is currently 10 people, with new hires planned for next year, we are incorporating a skills and training centre in the building, which will be used to train nursing and care staff working for Tempcare as well as for other healthcare agencies in the region.

Demand is escalating for well-qualified, experienced nursing and care staff and our new facility will help us ensure more rigorously-trained and skilled workers are available to fill that need across the country’s care homes and healthcare sector. We are always on the lookout for new talent and currently have around 150 staff working for us.”

The move to its new offices will see Tempcare, which also has offices in Wolverhampton, relocate from its current rented premises at Bradford Chamber Business Park to the new two-storey headquarters in a £350,000 investment for the firm.

Eddisons associate director Matt Jennings added: “We’re really pleased to have sold the Teasdale Street property to Tempcare.

“It is always rewarding to be able to help a successful Bradford business achieve further growth, generating new jobs in the city and helping to solve staffing shortfalls in the vitally important care and healthcare sectors.”

Eddisons has sold the former nursery and childcare building on behalf of the childcare and early years education charity BHP Early Education and Training, which was founded in Bradford in 2003.

Leeds-headquartered Eddisons is one of the UK’s fastest growing multi-disciplinary property consultancies. Established in 1844, the firm employs more than 400 people across a network of over 30 offices.

Eddisons sells City House to social enterprise

We recently helped to sell this piece of Bradfordian history to a buyer with a plan to turn what was once a buzzing hub for business into something special again.

What once was Bradford Chamber of Commerce is now a high-spec office space that still boasts original stonemasonry and features dating from 1929, when the man who later became King Edward VIII officially opened the building.

Entering from the front, the tiled stairwell leads to all upper floors with the passenger lift stopping at all floors including the basement. The storeys consist of open plan areas that are fantastic for team working, as well as more secluded options for meetings and private discussions.

The word Cheapside is derived from an Old English term meaning ‘marketplace’, and this seven-storey building couldn’t be more in the centre of Bradford if it tried.

And with great transport links and fantastic amenities nearby, including Broadway shopping centre and the soon-to-be-opened Darley Street Market, the new occupiers have found a great spot for their enterprise.

New occupier adds to automotive legacy of Huntingdon premises

Over 23,500 sq ft of industrial space on Huntingdon’s principal trading estate has been let by Eddisons to Advanced Composite & Engineering Technology Ltd (ACE Technology), for the engineering & manufacturing firm’s second operational base in the district.

The three units – B1, B2 & B3 – at 18 Glebe Road on St Peter’s Road Trading Estate will see the firm relocate its operation from a temporary base in Alconbury Weald in the coming months, following fit out and the new central Huntingdon presence to its other location on Glatton Road Business Park in Sawtry.

Ace Technology is a family-run, local firm established in the area since 2004.

Working with national clients in the automotive sector, mainly, planned business growth over the last decade accelerated post-pandemic and prompted the search for additional, substantial and permanent business premises.

As Paul Skinner, Director of Ace Technology, explains, the company’s property requirements were quite specific in wanting a yard and parking, being robust enough to accommodate clean room facilities fit out and within a 10 mile radius of the existing operations for the purposes of employee retention and future recruitment.

He says, “What we have at 18 Glebe Road ticks all our boxes.

“It’s a centrally placed Huntingdon location and on a site and a scale of accommodation that is fit for purpose for the firm which has a current, total headcount of 60 employees who are all based locally.

“Added to which, as the former Huntingdon headquarters of Lola Cars, the new location gives a legacy and association with the automotive industry that we’re happy to continue.”

Eddisons remains the sole agent under instruction at 18 Glebe Road where the agent advises that Units A3 & A4 are under offer and there is strong interest in the remaining A1 & A2 units which offer 4,814 sq ft and 4,794 sq ft, respectively.

For information about the remaining units to let at 18 Glebe Road, St Peter’s Road Trading Estate, Huntingdon, contact Stephen Power at Eddisons’ Huntingdon office on 01480 571578, [email protected] or through eddisons.com.

Global agri-machinery brand sets up new UK base in Lincs

Eddisons incorporating Banks Long & Co has confirmed that global agricultural machinery specialist, Maschio Gaspardo, has leased premises at Swinderby Industrial Park, Witham St Hughs, Lincoln which will be the headquarters of its new UK operation.

According to the Lincoln agency of Eddisons – who acted alongside EQT Exeter, who manage Swinderby Industrial Park, in the letting of Unit 4 to the Italian-based machinery giant – Maschio Gaspardo had only started its search for premises at the beginning of the summer.

Swift lease negotiations and completion of the deal, sees new UK operation up and running for launch at its new 20,239 sq ft (1,880.27 sq m) warehouse & offices premises at the Park this November.

An established brand in the UK already, Maschio Gaspardo has worked successfully for the past 12 years with distributor, OPICO Ltd. A change in growth strategy necessitated an independent UK operation for a more direct relationship with dealer networks.

In seeking new premises to lease, Maschio Gaspardo UK’s Managing Director, Warren Rivers-Scott, advises that location and size were the key drivers.

He said, “While Lincolnshire’s agricultural heritage plays a part, it’s really the area’s logistical reach that attracted us.

Proximity to A1 and the East Coast mainline at Newark, access to ports, plus good East-West road connectivity onwards across the country, particularly to the South West – an important market for us – sees the area well-placed for the logistical needs of our business.

“The size and configuration of the premises and site at Unit 4 gives us the ability to hold stock and parts at a level where we can be responsive to end-users’ needs.

“And, with the A46 on our doorstep, we can get machinery on and off the road in good time.”

In confirming the letting of Unit 4, William Wall, Director, Eddisons incorporating Banks Long & Co, said, “It’s encouraging to see another global brand having the confidence to invest in the East Midlands and, in particular, Lincolnshire.

“It’s an area of the country that is continuing to attract foreign investment as businesses look to grow in the post-Brexit settlement years.”

Eddisons plays its part in Louth’s new Lounge living scene

Alfredo Lounge, Louth

Eddisons has played its part in the revival of a Listed landmark in the Lincolnshire market town of Louth, which has been given a new lease of life as a food & leisure destination in the town by its new occupiers.

Loungers plc, the café/bar group, has recently opened its Alfredo Lounge in Louth in the former Eve & Ranshaw department store at 1 Market Place in the town centre following the conclusion of a deal in which Eddisons’ Lincoln team – formerly Banks Long & Co – acted as letting agent on behalf of the landlord, as well as development consultant for the refurbishment project.

The Alfredo Lounge in Louth is one of 35 new openings that Loungers plc is planning in the financial year, with the leisure group operator identifying Louth as a target location suited to its Lounge brand due to the strong immediate catchment area and existing retail offer.

Alfredo Lounge, Louth

The group had considered a number of property options in the town but secured the 1 Market Place premises through Eddisons when it became available after the closure of the Eve & Ranshaw department store in February 2023.

According to Eddisons and Loungers plc, historic features of the property which dates from the late 18th Century – such as the original staircase, fireplaces and cornicing & skirting details – have been retained as key features in the re-purposing of the building for its new modern dining and socialising use.

Speaking at the launch of the Alfredo Lounge in Louth, Gemma Irwin, Community Manager at Loungers, said, “As a brand, our Lounges strive to put community at the heart of hospitality and we aim to be a neighbourhood café/bar combining elements of coffee shop culture, the British pub and a good dining experience.

“Our sites are characterised by informal, unique interiors with an emphasis on a warm, comfortable atmosphere. Our new Louth location and premises perfectly complement the Lounge brand spirit.”

Tim Bradford, Director, Eddisons, added, “It’s a real testament to the drive and commitment of all parties involved that the deal and refurbishment project have come together so swiftly to ensure the continued commercial use of this fine, landmark Louth building which first opened its doors for trading in 1781.

Acquisition advances Eddisons’ reach in the South West

National property consultancy Eddisons has acquired chartered surveying firm Andrew Forbes Surveyors, which sees the Bristol-headquartered firm boost Eddisons’ presence in the South West.

Established in 1995, Andrew Forbes Surveyors provides commercial valuation and building consultancy services across the South West and is headed by managing director David Chichester.

Andrew Forbes’ team of 18 employees will now integrate with Leeds-headquartered Eddisons, which has a network of over 25 offices across the UK.

This acquisition sees Eddisons expand its national Valuations team to more than 100.

Eddisons’ managing director, Anthony Spencer said, “Andrew Forbes has an excellent regional reputation and I am really pleased to welcome their team to Eddisons. The acquisition complements our existing strength in valuations and I look forward to working with David and the team to seek opportunities for further growth.”

The acquisition of Andrew Forbes Surveyors is the third of the year for Eddisons following its purchase of Sheffield-based auctioneer Mark Jenkinson and Lincoln property consultancy Banks Long & Co.

Stuart House celebrates summer with a party in Peterborough

The recently revitalised office space shook off those post-summer blues at their End of Summer party this week (19 September).

The party, hosted by Eddisons’ onsite management team, ran across the day with mocktails, fresh fruit and sweets on offer, with flamingo ring toss and hook-a-duck to keep Stuart House tenants entertained. There was also a prize draw to guess the amount of sweets in a jar – with prizes ranging from free coffee, free lunches, and the jar of sweets itself!

The building boasts high-quality amenities and workspace solutions for a variety of businesses and people, but the End of Summer party gave us all a chance to join together and spend some time with each other away from our desks.

Community Manager Jade Blackmore commented: “It was great to see our tenants socialising, competing against others they had never met. Everyone said it was a beautiful set up and extremely enjoyable on a miserable, windy day.

We’re looking forward to more events like this at Stuart House.

Eddisons renews sponsorship with Peterborough’s premier business networking event

Eddisons will be one of the main sponsors of the annual Opportunity Peterborough Bondholder Dinner.

One of the key networking events on the calendar for companies doing business in & around the city, this is a brilliant time for businesses in Peterborough.

Organised by Opportunity Peterborough, the city’s economic development company, the dinner brings together over 400 guests across the city from business, local government and academia in the impressive setting of the nave of Peterborough Cathedral.

Eddisons’ office in the city has a sponsorship association with the event that stretches back through the years to a time before the national firm of chartered surveyors firm acquired regional commercial property firm Barker Storey Matthews in 2019.

Announcing the renewal of the sponsorship for the 2023 Bondholder Dinner – which takes place on 19 October – Steve Hawkins, Regional Managing Partner, who is based in Eddisons’ Peterborough office, said, “The dinner is a much anticipated and well attended event for anybody who does – or wants to do – business in the city.

“Peterborough has really scaled-up in economic development terms over the past decade, and is set to keep unlocking its potential with some more turnkey projects in the remainder of this decade.

“Eddisons’ property professionals in the city have been part of making this happen and we’re proud to carry on playing our part in the city’s prosperity.

“Sponsoring the annual bondholder dinner offers us the opportunity to celebrate the city’s achievements alongside our business and civic peers and exchange views about where we can take the city next.”

We look forward to getting stuck back in to Peterborough’s networking culture.

Scunthorpe smells… beautiful?!

Hundreds of thousands of pounds worth of fragrances and beauty products are going under the hammer in North Lincolnshire following the demise of one of county’s last locally owned department stores.

Hills Department Store has been a landmark town centre shopping attraction in Spalding since the late 1950s, owned for more than sixty years by members of the same family. When they decided to call it a day three years ago, a local entrepreneur stepped in to save the business, renaming it Coneys and making changes that it was hoped would ensure its survival.

Unfortunately, it was not to be. At the end of May came the announcement that in the face of significantly increasing costs and declining sales it had been decided there was no alternative to closing the store. The company has gone into liquidation and they have now instructed Eddisons to sell off the entire contents of the store.

Emptying a department store of close to a million pounds worth of cosmetics, homewares, clothing, footwear and wines & spirits at retail value is an interesting challenge. It took two articulated lorries and a fleet of removal vans three days to achieve the transfer from Spalding to the Eddisons Auction Centre in Scunthorpe.

The stock is to be sold in a series of online auctions, the first of which – a two-day sale involving the contents of the Coneys Beauty Department – is to take place on Tuesday September 26th and Wednesday 27th.

The auction extends to 782 lots from some of the world’s most famous luxury brands: Dior, Gucci, Dolce & Gabbana, Prada, Valentino, Estée Lauder, Jean Paul Gaultier, Giorgio Armani, and on and on.

The creations going under the hammer in the sale include a vast range of perfumery and make-up, plus some very upmarket body care and toiletry products. There is also quite a number of gift sets providing various combinations of perfume/makeup/hand cream/soap etc.

Incidentally, the gift sets include a number aimed at men. There is nothing very surprising about the Dunhill London Century’s set of shower gel and aftershave (apart perhaps from the £59 recommended retail price) but the Clinique set might be alien territory to some chaps – face scrub, charcoal face wash and anti-aging moisturiser.

That said the most expensive single lot in the auction is a men’s fragrance – Royal Water, a scent made by Creed, the Parisian perfume house that was, believe it or not, founded by an 18th century English tailor. Royal Water is, claims Creed, ‘a fragrance for the glamorous socialite’. Clearly a chap who doesn’t mind shelling out the recommended £245 for just 120ml.

Following on from this auction will be sales of the other stock including wines and spirits, clothing, footwear, home and giftware and furniture.

The online auctions will take place from Tuesday 26 September – Wednesday 27 September, with viewing available on Monday 25 September.
