Care home development secured through Newport Pagnell land deal

A 1.2-acre site on London Road, Newport Pagnell, had the potential to deliver something genuinely valuable for the local community. The challenge was identifying the right opportunity, finding the right buyer, and guiding the deal through to completion.

BTG Eddisons was instructed to act on behalf of the landowner. Our land, planning and development team identified the site's potential for residential care use and introduced Greensleeves Care, one of the UK's leading not-for-profit care providers, as a prospective purchaser.

Approach

We structured a conditional contract between the landowner and Greensleeves Care, with the purchase subject to planning consent being secured. Working alongside Peter Dowling of Halo Care Property, who managed the design and planning process on behalf of the purchaser, we maintained close coordination throughout to keep the transaction on track.

Greensleeves Care successfully secured planning permission for a purpose-built 60-bed care home. The development will deliver 60 new rooms alongside well-appointed communal and day spaces, with a gross internal floor area of approximately 3,156m². Once complete, it will provide high-quality residential, dementia, and nursing care for the residents of Tickford Abbey and new residents alike.

With planning secured, the purchase completed, delivering a strong outcome for the landowner and a new care facility for Newport Pagnell.

Results

The landowner achieved a successful disposal of a site that BTG Eddisons identified and unlocked for development. Newport Pagnell will gain a purpose-built 60-bed care home delivered by one of the most respected care charities in England.

The deal is a clear demonstration of what specialist local knowledge and an extensive development network can achieve for landowners looking to realise the full potential of their sites.
