Eddisons was appointed to market and manage the sale of a 7.5-acre greenfield development site on the edge of Nettleham, a sought-after village near Lincoln.
Acting on behalf of four landowners, our team was tasked with securing the best outcome for a site that had already received planning consent for 65 residential units.
Approach
The site’s greenfield status, desirable location, and scale appealed strongly to developers. We created a comprehensive marketing strategy targeting regional and national developers. The campaign included direct mailings, advertising and coordinated outreach to maximise exposure.
The strategy generated significant interest from a wide range of housebuilders. After a competitive bidding process, we negotiated a sale to Truelove Property Group, a family-run Lincolnshire developer known for its track record and financial stability.
We worked closely with all parties to ensure the transaction progressed smoothly, balancing the interests of the multiple landowners and guiding them through the decision-making process with clear, strategic advice.
Results
The sale achieved a strong financial outcome for the landowners, with Truelove Property Group delivering a high-quality housing scheme of 70 homes, including a mix of 3-, 4- and 5-bedroom properties.
The development is set to make a positive contribution to the local housing market, whilst complementing the character and appeal of the surrounding village. Our Lincoln team’s involvement ensured that the full potential of the site was realised, matching the right buyer with a well-positioned opportunity.
