St. Modwen, a leading developer of high-quality industrial and logistics space across the UK, acquired a 40-acre strategic employment site in Lincoln to bring new, large-scale industrial opportunities to the area.
Eddisons was appointed alongside joint agents Cushman Wakefield to develop a tailored strategy for the site’s phased delivery, as well as its successful promotion to local, regional, and national occupiers.
Approach
We worked closely with St. Modwen to shape a development and marketing plan that highlighted building specifications to the demanding market, while ensuring flexibility to attract a broad range of occupiers. Using our in-depth knowledge of the regional market, we recommended a phased speculative build approach, which introduced warehouse units larger in scale than anything previously brought to market in Lincolnshire.
St. Modwen’s commitment to quality, sustainability, and modern occupier needs meant the scheme appealed to both growing local businesses and national blue-chip firms. Key features included high-spec industrial space with strong environmental credentials.
Results
Phases 1 and 2 delivered 175,000 sq. ft. of new space and have been deemed a commercial success. Occupiers include international logistics leaders DHL and NIC, as well as long-established, Lincolnshire-based firm Kimes Transport. All units were let either before or shortly after completion, despite challenging market conditions during the pandemic.
The development has generated significant inward investment for Lincolnshire and provided a boost to the local economy. The success of the initial phases has led to the ongoing construction and promotion of Phase 3, further cementing the site’s status as a key logistics and employment hub in the region.
