CHARTERED SURVEYOR APPROVED Eddisons Building & Project Consultancy have been instructed by multiple Golf Club’s throughout the UK in order to undertake a Reinstatement Cost Assessment (RCA) of the buildings that are situated within their respective grounds. The Reinstatement Cost Assessment is a survey report that is a requirement of the building insurer or insurance broker and produces accurate rebuild costs in line with the Royal Institute of Chartered Surveyors (RICS) guidance notes.
A Reinstatement Cost Assessment is an inspection of an existing structure with the aim of ascertaining its respective rebuild cost. The inspection comprises of a chartered surveyor undertaking full measured surveys of the property within the club grounds and understanding the building use, nature of construction, build quality as well as any considerations relating to demolition, planning regulations, deleterious materials etc. The information gathered during the inspection subsequently forms the basis of the rebuild rate that will be applied to the premises, taking into consideration the location, quality of finish and current price book data.
A Reinstatement Cost Assessment will ensure the rebuilding of property within the club grounds are accurately priced, therefore, should the property require demolition and reconstruction, the rebuild value insured in line with the reinstatement cost assessment would be adequate to facilitate a full rebuild of the existing premises. Additionally, having an accurate reinstatement cost assessment in place ensures the insurance premiums are based on considered and calculated rebuild rates, subsequently eliminating the risk of overpaying for your building insurance. A reinstatement cost assessment is required every three years to ensure an adequate level of accuracy in line with current build rates.
