Front-row seat for Universal supply chain as warehouse comes to market

A warehouse positioned just minutes from the future Universal United Kingdom Resort in Bedfordshire has come to market, giving contractors and suppliers a fast-track route to one of the UK's most significant development projects. 

BTG Eddisons has been instructed to let Units 7 and 8 at Stewartby Business Park, Bedford. The 25,823 sq ft industrial and logistics facility is located adjacent to the site where construction is now underway on the landmark Universal United Kingdom Resort.

The multi-billion-pound theme park, being developed on 476 acres of land in Kempston Hardwick, will bring themed ‘lands’, rides, restaurants and a new 500-bedroom hotel to the heart of Bedfordshire. It is due to open in 2031 and around 8.5 million people are expected to visit each year.

With thousands of construction workers, contractors, suppliers and service providers expected to support the scheme over the coming years, the property should attract strong interest from businesses seeking a strategic base near the development.

Paul Quy, head of industrial and logistics at BTG Eddisons, said: "Major development projects like this create demand far beyond the construction site itself, with contractors, suppliers and support businesses all needing well-located operational space.

"The Universal United Kingdom development represents a once-in-a-generation investment for the region and we expect to see significant demand from businesses involved in delivering and servicing the scheme. Units 7 and 8 offer an opportunity to secure high-quality industrial accommodation within minutes of the site, with excellent connectivity to the wider motorway network.

"Availability of this scale and specification is limited in the immediate area, making it an attractive proposition both for businesses connected to the development and for occupiers looking to benefit from the wider economic growth it is expected to generate."

The unit occupies a prominent position on the A421, with easy access to Junction 13 of the M1 and the A1, placing it within reach of major logistics and distribution networks across the South East and Midlands. Rail connections are available from nearby Stewartby and Bedford stations.

It includes a 7.5m internal height, three loading doors – including one providing drive-through access to the rear – and two 10-tonne gantry cranes available by separate negotiation. The secure, CCTV-monitored estate also offers approximately 15,000 sq ft of rear hardstanding, available separately, and benefits from an EPC rating of A-17.

The launch comes as occupiers continue to seek strategically located industrial space close to major infrastructure and development projects, with Bedford increasingly attracting attention from logistics, manufacturing and supply chain businesses due to its central location and improving connectivity.
