A 57.5-acre site at Osier Way, Buckingham, had been earmarked for residential development for years. Turning that long-term vision into a completed multi-million pound transaction required patience, planning expertise, and the right commercial relationships.
BTG Eddisons was instructed alongside land promoter Wates Developments to represent the two landowners in the disposal of the site. The land had been promoted for allocation under the Vale of Aylesbury Local Plan through a promotion agreement dating back to 2016, with outline planning consent sought for up to 420 dwellings.
Approach
Our land, planning, and development team worked with Wates Developments throughout the promotion process, with the primary objective of securing planning permission that would deliver a high-quality urban extension to Buckingham – one that would set a benchmark for quality, sustainability and placemaking in future schemes.
With outline planning consent secured for up to 420 homes, we brought the site to market. The scale, location and consented position of the site attracted strong interest from national housebuilders, and national housebuilder Vistry was selected as the purchaser, acquiring the site for an undisclosed sum.
Results
The sale of the Osier Way site delivered a successful multi-million pound outcome for both landowners. Vistry will now deliver up to 420 new homes on a site that has been carefully planned to provide a sustainable, high-quality addition to one of Buckinghamshire's most desirable market towns.
The deal is a clear example of what a long-term, strategic approach to land promotion can achieve, taking a site from initial allocation through to a completed disposal with a national housebuilder.
