A three storey Victorian building in the historic town of St Ives, Cambridgeshire has been sold by BTG Eddisons to a locally-based professional services firm who will be using it as its new head office.
Number 3 The Sheep Market is in the town centre’s Conservation Area, on the main retail and market thoroughfare.
Totalling 1,698 sq ft of, mainly, office and ancillary accommodation plus storage across its three floors, the property currently has a retail element at the front at ground floor level.
Neither the identity, nor the final sale price achieved are disclosed by BTG Eddisons. However, Stephen Power, who led the agency’s sale of 3 The Sheep Market on behalf of a client, confirms that the freehold was marketed at a guide price of £330,000.
He added, “As is the case in many town centres, the reframing of their retail offer as we change our patterns of shopping has left a number of freehold owners re-thinking their property portfolios.
“This, in turn, in well-located towns like St Ives - in being so close to Cambridge and the A14 - creates opportunities for other types of businesses, including those in the professional services sector, to consider available town centre properties in a new light in fulfilling requirements as their businesses grow.
“Last year saw BTG Eddisons conclude a letting in St Ives town centre which saw an architectural practice establish its first headquarters in the premises of one of the town’s former banks on Market Hill.
“And now, the conclusion of this freehold transaction to a local professional services firm, will give new commercial life to an empty but distinctive building in the same historic part of the town.”
