A substantial manufacturing facility close to the University of Lincoln and the city’s Science Park has been launched to let on the open market this month by Eddisons and Brown & Co who, in acting as joint agents, advise that rare availability of such a facility in the UK gives the city the opportunity to showcase its highly skilled engineering workforce.
On a two acre site on Firth Business Park, off Tritton Road, the 37,079 sq ft facility includes two workshops of 13,000 sq ft and 11,164 sq ft, stores, offices and plant & amenity accommodation and outbuildings.
With 25 tonne travelling cranes and, in places, minimum eaves heights of 9 metres and 11 metres, the agents are also highlighting the voltage capacity of the facility which stands at 1.5 MVa (MegaVolt-Ampere) with, on advice, the potential to increase capacity.
The facility has manned, gateway security access, allocated parking within the site, loading bay areas and communal vehicle circulation across and within the site boundary and there is, according to the agents, scope for self-contained yard.
Firth Road Business Park is short within Lincoln city centre with the railway station and the city’s new transport hub less than a mile away and conveniently located for road access to the A46 to the A1.
Neighbouring business park occupiers include Saga Robotics - leaders in agricultural robotics - and innovators in semiconductor, imaging and precision engineering Teledyne e2v UK Ltd among other corporate occupiers operating in the skilled technical and engineering sectors.
The agents admit the uniqueness of this instruction - in terms of the facility’s attributes, as well as being brought forward to let on the open market on what they describe as ‘cost-effective and flexible terms’ - means that it is certain to attract the attention of operators beyond the immediate region.
