The freehold of a Grade II Listed, 19th century property near St Neots, Cambridgeshire, is for sale through BTG Eddisons at a guide price of £850,000 now that the building’s most recent office occupiers’ lease has ended.
Originally a domestic residence, Eaton House - a detached 5,251 sq ft property with a barn/workshop in its grounds - is on Great North Road in the Eaton Socon district of the Cambridgeshire market town, and has been occupied for commercial office use for a number of years.
In its current office configuration, Eaton House has accommodation across its ground floor and first floors at 2,446 sq ft and 2,082 sq ft, respectively - including lobby, storage and staff welfare areas. There is additional storage at basement level of 207 sq ft, and the outside barn/workshop of 515 sq ft has also been used for storage by previous office occupiers.
Eaton House sits in its own private setting with gardens and parking available for the exclusive use of its occupants. Eaton Socon is on the south side of St Neots which is 18 miles west of Cambridge and 11 miles north east of Bedford. The A1 - the original Great North Road - bypasses the town and gives north/south access. The upgrading of the nearby A428 is scheduled to complete next year (2027) and, according to the agent, will ‘substantially improve’ travel times east and west of St Neots.
St Neots has a railway station with regular, direct train services to London St Pancras International.
Property Agency director Stephen Power, who is leading the agency in the sale of the freehold of Eaton House, believes the property lends itself to a number of commercial uses and, subject to planning application and consent, offers scope of a return to residential use too.
He said, “While Eaton House has worked well for office occupiers down the years, it is the type of property that would suit a number of alternative, modern commercial uses such as clinical or therapeutic uses or as an educational setting for nursery or pre-school providers.
“Additionally, Eaton House could be reinstated to residential use - either as a substantial, family property or for conversion to apartments, subject to the relevant planning permissions.”
The freehold is being offered for sale, with vacant possession on completion, through the Huntingdon agency of BTG Eddisons who is the sole agent under instruction.
