Town planning consultancy you can depend on

Navigating the planning system requires specialist knowledge of planning policy, local authority processes, and the commercial realities of development. Whether you are seeking permission for a new development, exploring the potential of a site, or dealing with an enforcement notice, the right planning consultant makes the difference between an application that succeeds and one that does not.

BTG Eddisons' town planning team provides commercially focused planning consultancy to developers, landowners, investors, and occupiers across the UK. Our planners combine deep knowledge of national and local planning policy with strong working relationships with local planning authorities. We have a track record of securing positive outcomes for our clients across a wide range of development types.

Town planning and planning and feasibility: What is the difference?

BTG Eddisons provides two complementary but distinct planning-related services. Town planning focuses on the statutory planning process, engaging with local planning authorities, preparing applications, managing appeals, and advising on planning policy and use class matters. Planning and feasibility under our building consultancy service focuses on the technical and financial viability of a project, assessing whether a development is physically and commercially deliverable, and advising on design, procurement, and construction.

For many development projects, both services are required, and our planners and building consultants work closely together where a scheme benefits from integrated advice across both disciplines.

Pre-application advice and site appraisals

Our planners begin discussions with LPAs before an application is submitted, establishing the authority's position on key issues such as design, use, and impact, and identifying the information required to support a strong submission.

Before any application is prepared, we carry out a comprehensive site appraisal covering planning history, policy designations, local authority constraints, and development options.

Planning applications

We prepare and submit planning applications across the full range of development types.

Our approach is end-to-end: we manage the full process from pre-application discussions through to decision, coordinating with specialist consultants as required and maintaining active engagement with the LPA throughout.

Permitted development

Permitted development rights allow certain works to be carried out without the need for planning permission.

Our planners advise on whether your proposed works fall within permitted development and prepare applications for lawful development certificates to provide formal confirmation.

Section 106 negotiations

Planning permissions for larger developments are frequently subject to Section 106 agreements.

We advise clients on Section 106 obligations from the pre-application stage and negotiate on their behalf to ensure contributions are fair, proportionate, and deliverable within the scheme's viability.

Planning appeals

Where a planning application is refused, the appeals process provides an opportunity to challenge that decision.

We manage appeals through written representations, hearings, and public inquiries, preparing the case, coordinating expert evidence, and presenting arguments before the Planning Inspectorate.

Use class advice and change of use

The Town and Country Planning (Use Classes) Order classifies buildings and land by their permitted use, and changes between use classes may or may not require planning permission depending on the classes involved and any permitted development rights that apply.

Our planners advise occupiers, developers, and investors on use class matters.

Local Plan promotion and strategic land

For landowners with sites that have long-term development potential, promotion through the Local Plan process can unlock significant value.

We advise on Local Plan submissions, call for sites exercises, and representations to emerging development plans, helping landowners position their land effectively for allocation and future development.

Estate and portfolio planning advice

We provide planning advice to landowners with established property portfolios or estates, including advice on development potential, probate-related planning matters, and strategic asset management from a planning perspective.
