A brand new three storey facility that can fulfill a mix of R&D, laboratory, life science or medical functions with supporting office accommodation is set to put a marker down for Newmarket’s affordability and accessibility in this market sector.
That’s the view of Eddisons who, in acting as the agent on behalf of the developer of the brand new facility - Vector at The Oaks Business Park on Fordham Road - highlight that equivalent quality facilities in Cambridge and its satellite research & science parks would work out 50 per cent more costly.
Vector is the companion building to GenesisCare’s Oncology Centre which has been located at The Oaks Business Park for almost eight years. Cambridge University Hospitals NHS Foundation Trust is another occupier in choosing to relocate some functions to Newmarket away from its main Cambridge site.
With all planning pre-commencement conditions now discharged and the installation of an electrical substation with a dedicated 277kVA supply, the developer is ready for an immediate start on site.
Individual floor space can be from 685.5 sq m up to 2,057 sq m and indicative 3D-view generic laboratory and office floor layouts are available to view on registering interest.
Vector will provide on-site parking for 66 cars.
Newmarket is 20 minutes’ drive from Cambridge, with good road transport links via the A14 (J37), A11 to the South Cambridge science/research park campuses and then onwards, via the M11, to Stansted Airport and London. There is a regular train service between Cambridge and Newmarket with journey times of just over 20 minutes.
According to Ben Green of Eddisons, who is leading the agency’s instruction on Vector, accessibility and affordability are making Newmarket an increasingly viable option for occupiers who, in looking for various laboratory style or office space, are being squeezed out of the immediate Cambridge cluster area by premium rents and lack of availability.
He said, “Plus, last year, research by the University of Cambridge’s Land Economy Department highlighted the increase in traffic congestion in Cambridge, particularly at peak commuter times, since the end of the pandemic.
“So Vector, in being available on either freehold or leasehold terms, is in place to be a front runner this year in terms of affordability and accessibility for this level and sector of commercial accommodation."
