Leading building trade supplier Howdens Joinery has been confirmed as the latest occupier at Joiners Court - the new-build trade counter, workshop and light industrial scheme in St Ives, Cambridgeshire.
Eddisons, the scheme’s agent, advises that in Howdens taking 7,750 sq ft of trade counter and showroom space, this leaves just two warehouse/trade counter units - also totalling 7,750 sq ft of space - available to let on what is the second and final phase of this successful scheme.
Joiners Court is at the entrance to the Nuffield Road Trading Estate, off the Somersham Road, which is the town’s main industrial area.
Phase I - where occupiers include Screwfix, Just Tyres, Parker Rose Kitchens & Interiors and GDA Electrical Wholesalers - has been fully let for a few years and is now well established, prompting a second and final phase of just four units to the scheme.
Howdens Joinery combined two units to secure the space it required, leaving just a unit of 3,100 sq ft and another of 4,650 sq ft available to let as individual units or in combination.
With Joiners Court now built-out and almost fully let, Stephen Power, of Eddisons’ agency in Huntingdon, points to the attractiveness of the units, their environmental ‘excellent’ rating, availability of EV charging and their location in attributing the success of the scheme.
He said, “As a long established commercial location in the town, much of the stock on the Nuffield Road Trading Estate fails to meet the exacting needs of modern operators, particularly those in the trade counter sector who have fast-moving stock and a direct customer interface.
“New-build schemes, especially those with plenty of parking, like Joiners Court, offer occupiers a ‘blank canvas’ on which they can overlay their fit-out preferences.
“Recent commercial developments and land coming forward for future opportunities have raised the profile of St Ives.
“The town is increasingly becoming an option for companies seeking to access to a customer base and supply-chain logistics in the Cambridge-Huntingdon-Peterborough corridor, as well as those looking to the East Midlands via the A14.”
