Eddisons secures freehold investment sales as sole agent

In its latest round of autumn deals, the Cambridge office of Eddisons has completed the sale of investment property freeholds in both Cambridge and Newmarket, Suffolk, where it acted as the sole agent on behalf of each vendor

The Cambridge city transaction saw the freehold of a mixed use, 1,986 sq ft property at 104 Cherry Hinton Road. In combination, the property is a ground floor retail unit - currently occupied by a residential estate agency - a first floor bedsit and a larger flat ranging over the first and second floors, with the residential elements each occupied on separate assured shorthold tenancy basis.

On one of the city’s main arterial roads, within an established residential neighbourhood and walking distance of Cambridge railway station, Ben Green of Eddisons advises that while the property is well-established, it has benefitted from the uplift provided by extensive new development nearby during the past decade, but there is little of the more established commercial stock coming forward for sale.

The purchase price is not disclosed by Eddisons but the freehold sale of 104 Cherry Hinton Road was marketed by the agency at a guide price of £725,000.

In Newmarket, Ben Green has also overseen the freehold sale of a 8,430 sq ft, three-storey new-build office building on Willie Snaith Road, the Suffolk town’s main commercial office district.

Morecroft House, which is on a gated site with access control and full CCTV coverage, was marketed by Eddisons as a ‘headquarters style’ level of office building, with vacant possession at a guide price of £1.4 million.

Again, the sale price achieved remains undisclosed but Ben Green does say that Morecroft House afforded a quality of freehold offer that rarely comes forward for office sale and that, in part, it will occupied by the new owner.
