Cambridge CB1 office let to private healthcare operator

The first city centre office letting reported by the Cambridge agency of Eddisons so far this year is that of a self-contained, 1,700 sq ft (158 sq m) newly refurbished office in the exclusive CB1 postcode area.

The new tenant of 52 Mawson Road is a private healthcare operator who has taken a new lease on the end of terrace, open plan office premises.

The office, while centrally located, is in a quiet, mainly residential location yet less than one mile from Cambridge’s historic city centre and just an eight minute walk from Cambridge railway station.

In confirming the letting, Ben Green, Director, Eddisons, said, “We are pleased to let this building so quickly for our investor client, having acquired the freehold for them last year and advised on its comprehensive refurbishment.

“Cambridge’s central CB1 district is more usually known for its brand new, ‘shiny’ office buildings that are part of the transformation of the Station Road area in the past decade.

“However, what might be considered by onlookers as ‘side streets’, often offer one-off office, workshop or clinic-style opportunities.

“Such properties will often meet the requirements of operators looking for a central, accessible location, but who want their own front door and self-contained building in which to stamp their identity.”
