BTG Eddisons has been instructed to market a £10 million freehold industrial asset in Bedfordshire, offering investors and owner-occupiers the opportunity to secure a substantial site within one of the UK's most closely watched growth locations.
The real estate advisory firm has been appointed by Kampf Jagenberg Group to market the property at Woburn Road Industrial Estate in Kempston, Bedford. The 82,776 sq ft industrial and warehouse development is located just a short distance from the site of the new Universal UK theme park, which is currently under construction.
The disposal comes as investor and occupier interest in Bedfordshire continues to strengthen following start of construction of the landmark leisure and tourism development, which is expected to drive significant economic activity and infrastructure investment across the region over the coming years.
Situated on Wolseley Road, the established industrial estate comprises a combination of warehouse, office and ancillary accommodation. The property occupies a prominent position within Kempston's principal industrial area and is being offered freehold with a quoting price of £10 million.
The accommodation includes a 45,436 sq ft warehouse, 17,383 sq ft of offices, a 2,927 sq ft mezzanine floor and a further 17,030 sq ft rear building, providing flexibility for a range of industrial, manufacturing, storage and distribution uses.
Nathan George, associate and head of Bedford agency at BTG Eddisons, said: "Opportunities to acquire industrial assets of this scale on a freehold basis in Bedfordshire are increasingly rare. The property offers a substantial footprint in an established commercial location, while also benefiting from its proximity to one of the UK's most significant regeneration and investment projects.
"We expect the combination of size, tenure and strategic location to generate strong interest from both investors and occupiers looking to establish or expand their presence within the Oxford-Cambridge growth corridor."
Paul Quy, partner and head of industrial and logistics agency at BTG Eddisons, said: "Bedford's industrial market continues to perform strongly, supported by excellent connectivity and a diverse occupier base. The emergence of the Universal UK development is adding a further dimension to the area's long-term appeal, bringing increased attention from businesses seeking to position themselves close to a major new economic hub.
"Woburn Road Industrial Estate represents a compelling opportunity to acquire a significant industrial asset in a market where availability remains constrained and demand for quality space continues to be resilient."
The property is available immediately. BTG Eddisons is seeking offers in excess of £10 million for the freehold interest.
BTG Eddisons' industrial and logistics team continues to advise landlords, occupiers, investors and developers across the South East, East Midlands and wider UK market, with a growing pipeline of sales, acquisitions and lettings expected to complete throughout 2026.
