Agent looks to Vision Business Park success

Eddisons is taking a positive view of its success this year at Vision Business Park - a set of three courtyard schemes of new-build business units for small & medium scale industrial occupiers.

The schemes were officially launched by Eddisons’ Huntingdon office at the beginning of the summer, following earlier pre-let instructions.

As the year ends, Eddisons has confirmed that, as the sole agent, all 27 of the brand new units at Vision Business Park, near Biggleswade in Bedfordshire, have been sold with many going under offer at early stages off plan.

Eddisons has also confirmed being successfully re-instructed by many of the investor purchasers as the appointed agent on the letting of five of the units already, with another pending.

The units at Vision Business Park range in size from 1,410 sq ft (131 sq m) to 11,896 sq ft (1,105 sq m) individually although some occupiers have taken a combination of units.

Vision Business Park is the third and newest phases of the Woodlands Business Park - a new commercial location but, according to the agent, one rapidly establishing its profile among operators because of its proximity to this part of the country’s road and mainline & commuter rail transport connections.

With nearby centres of population including Bedford, Milton Keynes, Stevenage & Cambridge, Matthew Hunt, who led Eddisons’ agency at Vision Business Park, believes the location has been key to unlocking the success of the units.

He explained, “The lack of quality new-build industrial schemes in the direct area and its wider satellite region, as well as Vision Park’s proximity to the A1 and, via Bedford & Milton Keynes to the M1, has given the units a distinct advantage in attracting investors, tenants and owner-occupiers, alike.

“Our agency business has been brisk at Vision Park and we not only captured early interest but also converted it swiftly to the satisfaction of all parties. To be re-instructed in the letting of units by new investor owners is a further endorsement of our agency.”

The latest of these re-instructions is Unit 9, a 1,810 sq ft (168.15 sq m) workshop/warehouse with offices.
