Project
Bibby Line Group was consolidating and restructuring its business. It instructed Ian Steele to advise on the freehold disposal of its headquarters at 91-105 Duke Street in Liverpool City Centre. The group also needed a new administrative office.
Approach
Ian searched the Liverpool City Centre office market on Bibby Line Group’s behalf. The search identified Walker House at Exchange Flags as a suitable option.
He provided occupational and relocation advice and negotiated the acquisition of two floors. The space totals 25,000 sq ft of refurbished Grade A offices on a new 10-year lease.
Ian also ran a full marketing exercise for the Duke Street freehold. The aim was to find a suitable purchaser for the 60,000 sq ft building.
Results
Ian negotiated and agreed the sale of 91-105 Duke Street to CERT for £3.2m. Bibby Line Group moved into Walker House with a modern, right-sized office.
The two transactions gave the group a clean exit from its old headquarters and a new base in the city centre.
