Eddisons Building & Project Consultancy were appointed by the Levels Academy Trust to apply for Condition Improvement Funding in order to carry out essential roof replacement works at Othery Village School in Bridgwater.
The surveying team carried out a detailed inspection and captured the degraded condition of the roof covering and sub-standard conditions internally following multiple instances of water ingress.
A condition improvement fund application was subsequently submitted to the Education Skills Funding Agency which demonstrated the need for funding as well as the delivery programme and value for money via a tendering process.
Approach
Eddisons successfully achieved circa £150k in order to fund the proposed works and as a result, Eddisons were appointed as Principal Designer and Contract Administrator.
The works included removing and replacing all existing tiles as well as overlaying the existing felted flat roof area to the rear of the school. The Eddisons team produced an innovative design to the low pitch area at the front of the school and proposed to install a copper-effect single-ply covering with skylights. The design was issued to the local council via a planning application and was subsequently approved allowing the works to progress on schedule.
Due to the size of the project, the bulk of the works was deliverable within the six week summer holiday period; thus presenting minimal risk to school users.
Results
Despite the requirement for a planning application due to a material change, the scope of works were delivered within the specified programme dates and practical completion was achieved within the first week of the new term.
As a result of inventive design work and advice sought from the local planning department, Eddisons produced and delivered a practical design which utilised modern solutions whilst remaining sensitive to the surrounding area and providing a high-grade appearance.
