Project
No. 5 St Paul’s Square was the second phase of the St Paul’s Square development in Liverpool. It is an eight storey Grade A office building of 134,000 sq ft. The floorplates are large and efficient, at around 20,000 sq ft each.
English Cities Fund (ECF) developed the scheme. Ian Steele advised ECF on its letting and funding.
Approach
Ian provided development, leasing, investment, funding and marketing advice. He negotiated pre-lets with two occupiers before construction completed.
Aberdeen Standard forward funded the building. The pre-lets helped secure that funding.
Results
Law firm DWF pre-let 44,000 sq ft. The letting formed part of its relocation from the Queen’s Building on Castle Street.
Lloyds Banking Group pre-let 11,700 sq ft. This was the relocation of its private banking facilities.
