Project
No. 4 St Paul’s Square is an eight storey, 109,000 sq ft office building in Liverpool. It offers “best in class” Grade A space. It was also Liverpool’s first BREEAM “Excellent” office building.
English Cities Fund (ECF) developed the building speculatively. It was the third and final phase of the St Paul’s Square development. ECF instructed Ian Steele to market the building and identify potential tenants.
Approach
Ian provided development, leasing, investment, funding and marketing advice to ECF. The building has efficient, column-free floorplates of 14,155 sq ft. He used this flexibility to attract a range of occupiers.
Results
Ian negotiated lettings to three occupiers. Marsh took 23,000 sq ft, Santander took 14,155 sq ft and MSB Solicitors took 8,750 sq ft.
The building achieved the highest headline rent in the city at £21.50 per sq ft. The lettings helped complete the St Paul’s Square development.
