DLA Piper needed to relocate its Manchester office. The law firm wanted a more efficient, sustainable building with large, efficient floorplates in Manchester City Centre. It also wanted “best in class” office space. Ian Steele advised DLA Piper on the move from Barbirolli Square.
No. 1 St Peter’s Square is a 260,000 sq ft Grade A office building in the heart of Manchester’s commercial core. It holds a BREEAM “Excellent” rating. Argent and GMPVF own the building.
Approach
Ian searched the Manchester office market on DLA Piper’s behalf. The search identified No. 1 St Peter’s Square as a suitable option.
He then provided occupational and relocation advice to DLA Piper. He also negotiated the terms of a pre-let with the landlord.
Results
Ian agreed a pre-let on two floors totalling 44,000 sq ft. DLA Piper took new 15-year leases on floors nine and ten. The headline rent is £32.00 per sq ft.
The move gives DLA Piper a more efficient and sustainable base in the city centre.
