No. 1 St Paul’s Square formed part of the first phase of the St Paul’s Square development in Liverpool. English Cities Fund (ECF) instructed Ian Steele to market the building and identify potential tenants.
RHWL, an award-winning architect, designed the building. It is an eight storey Grade A office building.
Approach
Ian provided development, leasing, investment and marketing advice to ECF. He then targeted occupiers looking for new space in Liverpool City Centre.
Law firm Hill Dickinson was consolidating three city centre buildings into one. Ian negotiated and agreed a pre-let with the firm at No. 1 St Paul’s Square.
Results
Hill Dickinson pre-let 131,000 sq ft. The deal was the largest office transaction in Liverpool City Centre for 25 years.
It also set a new record headline rent for the city of £18.00 per sq ft. The letting brought a major occupier into the first phase of the St Paul’s Square development.
