Project
Muse Developments planned to acquire the former Lloyds Banking Group site in Chester and create a new office destination. Ian Steele advised the developer on the acquisition and the scheme that followed.
The first speculative phase had three parts. One City Place is a new six storey, 70,000 sq ft Grade A office building. The scheme also included new public realm and the completion of the Carriage Shed.
Approach
Ian advised Muse Developments across the whole development process. His advice covered site acquisition, planning, master planning, development, leasing, funding and marketing.
The aim was “best in class” office space. One City Place offers large, efficient floorplates with no columns. The building set new standards for design and sustainability in the city.
Results
One City Place was the first new office building in Chester City Centre in over a decade. It also became Chester’s first BREEAM “Excellent” office building.
The scheme achieved a record headline rent for the city of £19.50 per sq ft. The building was fully let 12 months after completion. Major tenants included Sykes Cottages and RSM.
