If you are granting a new lease, transferring a title or registering land or a property for the first time, you are required by law to send compliant plans to the Land Registry.
These scaled plans of the property provide a graphical representation of its boundaries, including any land, garden or outbuildings, and details of other features such as covenants and rights of way. The plans are recorded by the Land Registry and can be used to prove ownership, resolve disputes and obtain planning permission.

What is a Land Registry lease plan?

Why do I need a lease plan?
A lease plan is a legal requirement for any new lease that lasts seven years or longer. Most leasehold transactions do not require a compliant plan as it will usually already exist. However, you may need a lease plan if:
- You’re granting a lease of more than seven years on a property for the first time.
- You need to update the information on an outdated lease plan
- You are converting freehold property to a leasehold site, usually by dividing a single property into separate flats
- You are selling a leasehold property and want to give prospective buyers a clear understanding of its size and layout

If you are registering a freehold property or want to apply for planning permission, you must produce a Land Registry title plan. Title plans provide a graphical representation of a property or piece of land and include details relevant to the property’s title, such as covenants, easements or rights of way. Title plans can provide proof of ownership and be used as evidence in boundary disputes.
