Woldgate School Roof Replacement

 

CHALLENGE

Following a referral from Sports Funding, Eddisons were appointed by Wolds Learning Partnership to apply for CIF Funding to replace the existing flat roof coverings to the whole school and the curtain walling system to the main block.

The school was experiencing numerous instances of water ingress that was damaging their internal decoration and creating a poor learning environment for students.

The academy had the additional problem that any works required were likely to disturb asbestos that was present within the school. This had to be carefully considered when providing a proposal.

SOLUTION

Eddisons were successful in achieving in excess of £1.2 million to finance the works, much to the delight of the school, who were in desperate need of funding to ensure the buildings could be returned to fit for purpose.

As a result of the funding award, Eddisons were appointed to undertake the role of Principal Designer and Contract Administrator for the works.

The works would incorporate the roof proposal which involved stripping the existing roofs and installing a new felt waterproofing system, whilst the window proposal would see the existing timber windows replaced with brand new UPVC, double glazed windows and cladding.

With the project programme estimated to exceed the schools summer break, a large proportion of works were therefore undertaken in a live environment.

With the need to keep disruption to key school functions to a minimum, this was a challenging project that needed careful logistical coordination and management with both the school and contractors.

Eddisons’ Building and Project Consultancy team including Building Surveyor, Chris Nettleton, successfully managed the pre-construction phase, which involved ensuring all necessary Health and Safety documentation including RAMS, Construction Phase Plan and insurances were in place to reduce risks to building occupants and contractors.

Eddisons’ team then managed delivery of the construction stage through to completion, resolving disputes and queries along the way, and offering advice and recommendations, in a professional and proactive manner.

RESULTS

The project was successfully delivered on time and to budget and left the school with buildings that were now weather-tight, safe and functional.

The improvement to the building fabric has resulted in the school becoming a more attractive option for potential students to attend, evidenced by the school confirming that their intake of pupils has increased significantly.

As well as an increase to pupil numbers, the upgrade of the roofs and windows has improved the schools ability to maintain heat, therefore reducing their heating usage, and subsequently saving them money which can be utilised in other areas of academy.
