The University of Lincoln has invested over £350 million in buildings and facilities during the past 25 years and continues to grow in stature as one of the UK’s top modern universities. With increasing student enrolment, the University identified the need to expand its portfolio of high-quality accommodation near its main campus.
In 2019, Eddisons was appointed to source and secure additional bed spaces within proximity to the University, with a focus on meeting the client’s standards for quality, location, and future flexibility.
Approach
Leveraging in-depth market knowledge and longstanding relationships across the city, the Lincoln team identified a number of suitable properties, including Rose House, a high-quality, newly built scheme located at the junction of Tentercroft Street and the High Street.
The mixed-use development included 11 two-bedroom apartments and three ground-floor retail units, offering an attractive combination of student living space and long-term commercial potential.
Following the initial introduction, Eddisons provided strategic valuation advice and led the negotiation with the selling agent. The firm then managed the transaction through to completion, ensuring a seamless acquisition on behalf of the University.
Results
The acquisition of Rose House delivered an immediate increase in high-standard student accommodation within walking distance of the main campus. The property’s location, layout, and quality made it an ideal addition to the University’s portfolio.
Eddisons continues to act as commercial property agents for the ground-floor retail units, supporting the University with tenant management and maximising long-term value from the site’s mixed-use profile.
