Syston Health Centre is a high-spec, three-storey medical facility developed by a consortium of progressive GPs in Leicestershire. Spanning 2,575 sq. m. and supported by extensive on-site parking, the Centre was designed to house two independent GP practices, an NHS Trust service, and a standalone pharmacy.
Eddisons was instructed to work with all stakeholders to resolve structural and management issues that stemmed from the building’s complex, multi-occupancy nature. The end goal was to deliver a streamlined, sale-ready investment opportunity that would appeal to specialist primary care investors.
Approach
A key early focus was engaging in meaningful discussions with both GP practices to gain alignment on the future management of the building under a third-party owner. The firm worked closely with stakeholders to clarify ongoing service arrangements, lease structures, and future operational management expectations.
Following this groundwork, Eddisons undertook a highly targeted marketing strategy, approaching a small group of established surgery investors with proven track records in operating multi-tenanted healthcare buildings. Both pricing and long-term management capability were essential criteria in selecting the purchaser.
Results
Thanks to proactive stakeholder engagement and a focused marketing process, Eddisons delivered a fully structured and sale-ready health centre investment to the market. The property was successfully sold to Primary Health Properties, one of the UK’s leading investors in primary care assets
The transaction secured maximum value for the original freehold owners while providing assurance to the on-site healthcare providers that their operational environment would be efficiently and professionally managed for the long term.
