Eddisons were appointed by Vector Property Group to undertake a comprehensive Reinstatement Cost Assessment (RCA) of 12 care homes located across the UK, to determine the current re-build cost for insurance purposes.
Approach
The scope of service undertaken by the Eddisons specialist RCA Team comprised of a full survey of each individual site to determine key factors such as the construction, quality of finish, size of premises and potential demolition constraints, to aid in quantifying the most accurate re-build rate. This was undertaken by the Eddisons specialist RCA Team.
Results
Eddisons worked closely alongside the client following the site inspection to determine the re-build cost of each of the homes, taking into account various elements such as: demolition cost, reinstatement cost, statutory compliance and professional fees. Eddisons utilised a variety of cost databases and the most recent construction costs to determine up to date reinstatement costs, totalling £80m across the portfolio.
