Appointed by the client, wellbeing business entrepreneur and Method Gym’s owner, Emily Baxter, to project manage the works from competitive tendering to fit out and final handover.
Approach
Eddisons was appointed to the extensive project as the client’s agent, liaising with the landlord’s facilities team and dealing with the necessary approvals including discharge of planning conditions, building control approvals and CDM regulations, among other compliance duties. We also directly coordinated with fit out suppliers on behalf of the client to meet the high-end interior design brief.
The unit was originally constructed for a Co-op supermarket, and as such resembled a large retail shell. To deliver the desired premium fit out, there had to be substantial reconfiguration of the basic infrastructure capabilities, such as mains and internal drainage systems, including organising mains services metering, plus providing for the installation of cutting-edge fire, safety and IT cabling systems and communication networks as specified.
Building works included internal below foul drainage, floor screeding and insulation, partitions and ceilings ahead of installation and fit out stages. Once this was delivered, M&E requirements were met.
It was important to guarantee good internet connection for the business and clients so fibre broadband was installed, with Starlink satellite back-up to support wireless access points throughout the premises. Heating, ventilation and air conditioning (HVAC) systems were implemented alongside a fire safety system, integrated to the sound system to ensure audibility of the fire alarm, in the event of an emergency. The gym's air quality is ensured via CO₂ sensors linked to mechanical vents. Small power and lighting systems throughout, including feature lighting, internal and external LED illuminated signage using photocell and timeclock controls. Similarly, we reinstated automatic blinds with new user controls. A new plant room was created to accommodate the hot water plant and mains electrical distribution equipment.
Results
Full handover to the client came in early spring 2025 after starting the project in mid-December 2024, and saw Eddisons play its part in helping Emily Baxter fulfill her bespoke vision for offering a personal training and wellbeing centre with an emphasis on quality and style.
Method Gym offers a full gym and pilates studio, tailor-made nutrition and personal training advice, with bespoke training classes meeting clients' individual needs. With fitness and wellness at its core, facilities include a recovery suite with ice bath and infrared sauna, extensive and accessible changing and shower room facilities, a reception area with drinks station and a crèche.
