Retail logistics giant ILG UK appointed Eddisons’ Northampton building and projects consultancy team to deliver the final unit at Brackmills Gateway, a major logistics hub in the East Midlands. The new build, 180,000+ sq. ft. warehouse marked ILG UK’s largest operational site to date, serving premium fashion and homeware clients.
Approach
We began with a pre-acquisition building survey and supported ILG UK through each stage of the project, including space planning, drawings coordination, and fit out management. Acting as employer’s agent, we worked closely with ILG UK’s internal teams, suppliers, landlords, and legal representatives to deliver a smooth and compliant process.
The fit out included a two-tier mezzanine, adding around 80,000 sq. ft. of additional space. This required detailed coordination with the original slab design and integration with existing structural elements. Sustainability was embedded literally from the ground up - in the base build, as well as solar generation (347kVA) panels, EV charging, solar thermal water heating, and rainwater harvesting.

Results
Delivered in just four months, the warehouse now sets a benchmark for logistics sustainability, having earned an A+ EPC rating and BREEAM “Outstanding” status. Fit out features include automated conveyors, fibre networks, WMS-ready infrastructure, and full support for forklifts and other material handling equipment. Office areas include a boardroom, comms rooms, canteen, first aid room and multi-faith spaces.
The project met tight timescales without compromise, ensuring ILG UK could begin operations as planned. Eddisons remains involved post-handover to support the transition.
