Inheritance Tax Property Valuation

Following the death of a director of a property holding company, a longstanding client approached Kirkby Diamond, now part of Eddisons, for inheritance tax valuations of their Enfield-based property portfolio.

The estate included a multi-let office building and several residential ground rent investments, each requiring careful assessment for HMRC reporting and probate purposes during an understandably difficult time for the family.

Approach

Our team combined technical knowledge with a compassionate approach to guide the client through this challenging period. We conducted thorough inspections of all properties and reviewed the relevant leases to understand the full scope of each asset.

The RICS-registered surveyors sourced comparable market evidence to ensure accurate valuations whilst considering complex factors that could affect value. This included short unexpired leases, vacant space within the office building, and the impacts of ongoing leasehold reform on the residential ground rent investments.

Each element was carefully assessed to provide valuations that would withstand scrutiny from HMRC and support the efficient administration of the estate.
