Hainton House is an elegant 18th-century Georgian style Grade II listed former Rectory, located in a prime Lincolnshire setting. Carefully converted by Castle Square Developments into a collection of luxury apartments, the building retains much of its original period character while offering modern living spaces.
Each apartment owner is a shareholder of the Hainton House Management Company Ltd, which collectively owns the freehold of the property. The Management Company appointed Eddisons to provide professional block management services to ensure the long-term preservation and effective running of the development.
Approach
Eddisons’ Lincoln team is responsible for the day-to-day management of all shared elements of the property, including the communal gardens, landscaped grounds, gated entrance, and allocated car parking areas.
A particular focus of the management service is compliance with Section 20 Consultation requirements for qualifying works. Under this legislation, leaseholders must be consulted if any programme of repairs, maintenance or improvements exceeds £250 per apartment. Failure to follow the correct process prevents the management company from recovering costs through service charges, which could place a significant financial burden on the freehold company.
