Following the relocation of secondary care services from the outdated hospital, located on Roman Bank and Holbeach Road in Spalding, the existing site became surplus to NHS requirements.
United Lincolnshire Hospital NHS Trust (ULHT) instructed Eddisons to advise on the disposal of the site to achieve maximum value.
Approach
Recognising the potential for convenience food store development, Eddisons’ Lincoln team identified the need to create a new major highway access off Holbeach Road to gain added value from the location.
Through strategic negotiation, a collaborative agreement was secured with a neighbouring landowner to combine land interests to strengthen the case for food store use.
Working closely with ULHT’s appointed planning consultants, Eddisons provided detailed advice to support planning permission for retail opportunities. To maximise outcomes further, the team linked the site disposal to a legally binding contract with a registered housing provider, ensuring a comprehensive scheme with backing from key stakeholders.
Results
Leveraging deep knowledge of both food store and residential development markets, Eddisons secured parallel transactions with supermarket giant Lidl for a new food store, and Longhurst Housing Group for 36 affordable housing units across two plots on Roman Bank and Holbeach Road.
This successful land assembly and stakeholder collaboration not only delivered significant capital for the Trust, but also produced a deliverable scheme in challenging market conditions: maximising proceeds while addressing community needs for retail and affordable housing.
