An established leading UK national charity required support towards the lease end of their dilapidations for its head office in the East of England and subsequently for two of its retail units: one in Midlothian, and another in Cleveland.
At the end of each lease, the charity was faced with a substantial claim from the landlords for dilapidation mitigation measures, plus loss of rent.
Approach
Eddisons undertook a detailed lease review and comprehensive inspection of the properties. The team liaised directly with landlords to agree lease obligations and the scope of required works. Programmes of works were then organised, managed, and delivered in line with schedules agreed by all parties.
Results
In each case, Eddisons achieved significant reductions to the landlord’s original claim, saving the charity hundreds of thousands of pounds. At the head office, the agreed cost of works was reduced to approximately 43% of the landlord’s original claim. In Midlothian, the retail unit settlement reached 49.5% of the initial claim, while in Cleveland the final agreement was settled at 70% of the landlord’s claim.
The successful mitigation at the charity’s head office led directly to Eddisons being engaged to act on the two retail outlets.
Today, the charity’s new headquarters remains in the Eastern Region, now located within a tenanted office building where Eddisons has since been appointed as the property manager.
