Project
In 2019, Premier Inn announced plans to develop a new 63-bedroom hotel and restaurant in the heart of St David’s, within Pembrokeshire Coast National Park, Wales. The development was set to bring significant economic and tourism benefits to the local area.
Eddisons' Lincoln team was appointed by the private investors behind the scheme to project monitor the build, ensuring the hotel was delivered in line with expectations, quality standards, and statutory requirements.
Approach
Acting on behalf of the investors, our team took a hands-on approach to monitoring the construction, overseeing the performance of designers and contractors throughout the programme. This included maintaining ongoing communication with all stakeholders, reviewing technical documentation, and attending regular site meetings to ensure compliance, safety, and delivery milestones were met.
By proactively supervising works on site and tracking progress against the project timeline, the team ensured that construction was carried out efficiently and without disruption to the surrounding area.
Results
The hotel remains on track for successful completion and opening within the agreed timeframe. Once operational, it is expected to:
-
Create 20 full-time jobs
-
Attract 40,000 guests annually
-
Inject approximately £1.5 million into the local economy each year
This development marks a significant addition to the local tourism offer, while reinforcing our proven track record in delivering effective project monitoring services on high-profile schemes.
“Since the COVID-19 lockdown we have seen a significant movement of capital towards long-term leases with tenants who provide undoubted covenant strength. Premier Inn are one of the best tenant covenants in the market and have committed to enter into a new 30-year lease with guaranteed Index-Linked growth. Therefore, to identify an opportunity in such an ideal location is rare indeed. The new hotel will be built to a much higher specification due to the National Park location.”
