BTG Eddisons has worked with Savoy Cinemas Ltd for over 25 years, supporting the Nottingham-based, established pan-regional cinema operator expand its multi-screen portfolio across a number of UK locations including Worksop, Doncaster, Catterick, Grantham and Boston. Building on this long-standing relationship, we were appointed to provide project management support for the delivery of a new cinema complex in Gainsborough town centre - part of a million pound development initiative by West Lindsey District Council.
The scheme was located in Market Square within the town’s Conservation Area, with neighbouring Listed buildings and active traders requiring careful consideration throughout both the demolition and construction phases. The site also presented archaeological sensitivities due to its historic use, adding further complexity to the project.
Approach
After a competitive tender process, Gelder Group was appointed as the principal contractor. BTG Eddisons worked closely with the client, contractor and wider project team to manage the demolition of the existing buildings and oversee delivery of the new cinema complex.
A key focus throughout was balancing the client’s commercial requirements with the sensitivities of the town centre location. This included maintaining safe access for surrounding businesses, ensuring works respected the character of the Conservation Area.
The Savoy Cinema complex is part of the wider transformation of Gainsborough town centre in seeing private and public sector investment in bringing forward Baltic Mill and Whitton’s Garden redevelopment, as part of the riverside area, and the substantial upgrade of the town’s transport hub.
The project also incorporated a new pedestrian link connecting Market Square with the nearby Marshalls Yard retail and leisure complex, helping strengthen the town centre’s overall connectivity.
Results
The cinema complex build was completed and delivered on time for its opening launch in summer 2025.
Separately, the Lincoln agency of BTG Eddisons was instructed as the agent to let three anchor commercial units offering food & beverage operators the chance to be part of the new Savoy Cinema complex offer on its opening.
The project was later recognised by judges at the 2026 Lincolnshire Construction and Property Awards, where it received a Highly Commended award, reflecting the collaborative and carefully managed delivery of a complex town centre scheme.
