Boosting Energy Efficiency in a Charity Workspace

Project

Kirkby Diamond, now part of BTG Eddisons, was instructed by CVS Bedfordshire, a charity which supports local organisations and communities, to conduct a comprehensive dilapidations assessment of their Bedford premises.

The objective was to identify potential liabilities relating to disrepair and reinstatement in anticipation of a possible lease exit. This assessment enabled CVS to make informed decisions for long-term financial planning regarding their community-focused building, which provides meeting rooms and office space to eight charities and numerous voluntary sector organisations throughout the year.

Following the initial assessment, CVS re-engaged us to address specific items highlighted in the schedule and, later in 2025, to manage energy efficiency upgrades funded by a government grant.

Approach

Our building consultancy team developed a phased approach to support CVS Bedfordshire's property needs over a three-year period.

Following the 2022 dilapidations assessment, CVS instructed us to address priority repairs including roof, flashing, gutter and valley repairs, alongside remediation of cracking across various parts of the property. We developed a comprehensive works specification and managed the tender process to ensure best value for the charity. Once works commenced, our team provided full project oversight, ensuring repairs were delivered on time, to a high standard and within budget.

In 2025, when CVS secured a government grant for energy efficiency improvements, they appointed us to manage the tender process and oversee on-site delivery. Due to challenges in sourcing reliable contractors, our support was essential in ensuring the project proceeded smoothly.

The energy efficiency upgrades included installation of boiler management systems and application of heating system additives. Though relatively minor in nature, these improvements were projected to significantly lower ongoing energy costs, freeing up resources that could be redirected to the charity's main service offering.

All works were scheduled to minimise disruption to building users. Through detailed understanding of the site's usage and proactive contractor coordination, we ensured noisy and disruptive activities were completed outside of peak operational hours.

Results

The successful delivery of dilapidations repairs provided CVS Bedfordshire with clarity on their lease obligations and enabled informed long-term planning. The building repairs addressed key maintenance issues, protecting the charity's premises and ensuring continued safe operation.

The energy efficiency upgrades are projected to deliver significant ongoing cost savings, allowing CVS to redirect resources toward their core charitable objectives. By minimising disruption during installation, we ensured the charity could continue providing uninterrupted services to the eight charities and voluntary sector organisations using the building.
