To build a diverse, UK-wide Primary Care GP Surgery/Health Centre investment portfolio on behalf of Oakdeane Investments Ltd.
Approach
After selling a purpose-built private hospital to Oakdeane Investments Limited in 2006, Banks Long & Co soon developed a close working relationship with the company.
Since the late 1990s, the GP surgery investment market has opened up through the involvement of private landlords and third-party developers. The Primary Care investment sector has now become a specialist area that provides an opportunity for investors to enjoy Government-backed, secure rental income protected by long term leases on predominantly purpose-built GP surgery premises.
Banks Long & Co built a reputation from the late 1990s onwards as being one of the most active agents within this specialist field, acting for developers in delivering new build schemes, representing NHS bodies, and working closely with Oakdeane Investments in building a substantial GP surgery investment portfolio.
Results
Through close contacts with a number of key specialist institutional investors within the Primary Care market, Banks Long & Co were able to identify an opportunity (at the time of the 2008 financial crash) to acquire a number of well-located GP surgery investments for Oakdeane.
These investments provided Oakdeane and Banks Long & Co with a strong reputation in the market, allowing this team to build up an extensive GP surgery portfolio across the whole of the UK. The portfolio spans from Glasgow and Edinburgh through all provincial regions, including a number of key assets around London and as far south as Plymouth, where Oakdeane and Banks Long project managed and funded a new build surgery scheme in Plymouth.
The relationship between Oakdeane Investments and Banks Long & Co remains as strong as ever. Oakdeane carefully manages the various assets and, through continual asset valuation reviews with Banks Long & Co, advises clients (where appropriate) to dispose at the optimum time to maximise the overall return.
