The surgery had outgrown its former, essentially residential-style, premises at Montaigne Crescent, Lincoln. The building was no longer fit for the GP practice in terms of the expansion of modern medical services offered at the primary care level, as well as the quality of environment and accessibility standards expected in a modern GP setting by patients and staff. Plus, larger premises were needed to accommodate an ever-growing register as a result of residential development in its patient catchment area.
Eddisons’ agency investment & development director in Lincoln represented client Lincolnshire Co-op by working with the Glebe Park Surgery practice and NHS Lincolnshire Integrated Care Board for a number of years to identify the most suitable site & building for the surgery’s relocation.
Approach
On selecting and securing Unit 1a at the Carlton Centre - the largest retail park in the immediate Lincoln area - two miles north of the city centre, Eddisons was then appointed as the project manager and quantity surveyor to reconfigure and repurpose a retail unit shell to become a modern primary care GP practice facility.
Lincoln-based construction company Gelder Group was engaged by Eddisons for the £1.4 million contract to carry out the works as part of our client’s £1.7 million investment to deliver the new Glebe Park Surgery.
The schedule of works included the installation of additional glazing and addition of a mezzanine level floor to give more accommodation room, and all to comply with BREEAM ‘Very Good’ standard levels and Net Zero targets for the public sector.
Locally-based York Sills Ltd were the structural engineers.
Results
Work began on-site in autumn 2024 and the new, modern Glebe Park Surgery opened in mid-May 2025. It trebles the space of its former premises, and featuring eight clinical rooms, plus allocated parking within the busy retail park and neighbourhood centre.
