BTG Eddisons was instructed by a leading manufacturer of expanded polystyrene products to acquire a mid-box warehouse unit. The client was targeting 50,000 to 70,000 sq ft of warehouse space between Luton and Coventry along the M1 corridor, but had to widen its search due to a lack of freehold stock on the market.
Approach
BTG Eddisons identified Centrix58, a recently constructed 58,586 sq ft unit at Centrix Business Park in Corby, the final development at the 39-acre park. Although the unit was initially available on a leasehold basis only, BTG Eddisons negotiated to secure the freehold on the client's behalf, meeting its requirement for freehold ownership despite the constrained stock levels in the target corridor.
Results
The client has secured a modern freehold unit with strong transport links to the A14 and M1, four dock level doors, parking for 74 vehicles and four EV charging points. The acquisition gives the manufacturer a well-specified base to support its operations, with room to grow within a high-quality business park setting.
