The refurbishment of a once ‘tired’ unit on a long-established industrial estate in the Cambridgeshire market town of St Ives has helped re-present the premises to the modern tenant audience, says Matthew Hunt of our Huntingdon agency office.
Hunt has secured a new tenant from the automotive sector for 15 Burrel Road, on the town’s Somersham Road Industrial Estate, following the industrial unit being vacated by the previous occupier.
Ahead of launching the newly vacant 3,954 sq ft unit to the regional industrial lettings market, Eddisons deployed the services of the firm’s building consultancy who were appointed by the landlord to renovate the unit and a new tenant was found in what Matthew Hunt describes as ‘short order’.
Now a 2,563 sq ft unit at 17 Burrell Road has undergone the same refurbishment treatment to modernise it and has just been launched to let by Eddisons.
He said, “The location, on St Ives’ principal trading estate and main employment zone, made the unit a strong proposition but the accommodation was showing its age. The lack of availability of good quality stock of this size is much commented on by agents and industrial occupiers, alike.
“Being able to involve our Eddisons building consultancy colleagues for the renovation really helped us on the agency side to position this unit to the modern occupier market who looks for high quality of accommodation as well as location.
“Our client, the landlord, commissioned Eddisons for the refurbishment of the neighbouring unit which, as the appointed agent too, we have now brought the market with the expectation of securing a tenant there too sooner rather than later.”
