Total Health Clinics adds to regional network with new Huntingdon hub

Hinchingbrooke Business Park is the new Huntingdon location for treatment and therapy specialist, Total Health Clinics following the business’s relocation from leased premises in Anytime Fitness Centre in the town centre to its own, independent base at 15 Ramsay Court, in purchasing the freehold through Eddisons who acted as the sole agent on behalf of the vendor.

Established 20 years ago, Total Health Clinics currently has seven clinic locations across Cambridgeshire, Lincolnshire and Norfolk, offering therapy and treatment services that include physiotherapy, osteopathy, acupuncture and podiatry, among others practised by its range of qualified and experienced therapists.

Total Health Clinics gains 2,250 sq ft of space through acquiring 15 Ramsay Court, which is currently undergoing fit-out to the Clinic’s specification, ahead of a scheduled opening this April.

Ben Barker, Clinic Director, confirms that his company’s preferred business model is to be the owner-occupier of its premises rather than operating from a concession - as it had been doing in Huntingdon since 2013.

He explains, “We had been looking for suitable premises to purchase in Huntingdon for the past 18 months, with a view to offering something beyond our high quality treatments for injury and general health and mobility.

“In 15 Ramsay Court, while we will be offering the full suite of our treatments and therapies, we have the facilities to look to offer serviced medical space and a front of house service, in creating a Huntingdon health hub that has wellbeing and health at its core.

“That’s something we now have the freedom to do in the Clinic owning its own premises.”

While the price paid for the premises at 15 Ramsay Court, Hinchingbrooke Business Park is not disclosed, Eddisons confirmed that the guide price on marketing was £335,000.

Eddisons’ Matthew Hunt, who led the agency’s sale of 15 Ramsay Court on behalf of the client, commented, “Increasingly, we are seeing the creative re-purposing of what was once considered ‘traditional’ commercial office space because of hybrid, modern office work patterns.

“This, in turn, sees owner-occupiers, such as Total Health Clinics, in a strong position to create new uses for space in pursuing business opportunities that are complementary to their core activities.”
