St Neots business park office space sold stacks up for agent

Over 8,000 sq ft of office space at one business park in St Neots, Cambridgeshire has been sold by BTG Eddisons in consecutive quarters of this year which, according to the agent, is ‘an encouraging endorsement’ of the office market locally.

The sale this month (September) of 12 Eaton Court, plus the sales of 14,15 and 16 Eaton Court in the second quarter of the year - on behalf of separate vendors to owner-occupier companies - sees the office space sold spread across four units at Colmworth Business Park in the Eaton Socon district of the Cambridgeshire market town.

Currently, BTG Eddisons has another office of over 2,000 sq ft for sale and under offer to another owner occupier business, leaving just one office - 1,044 sq ft - on the first floor of 4 Eaton Court available to let at the whole of the Eaton Court office scheme.

Colmworth Business Park is a 26-acre business development on the outskirts of St Neots, one mile from the A428. As a mixed-use development, the Park is home to R&D and light industrial occupiers as well as office occupiers who are mainly concentrated at the Eaton Court scheme. The Park has a hotel, public house and a children’s nursery as part of its offer.

While neither the identity of the new owners nor the final sale prices achieved for the three offices already sold are disclosed by BTG Eddisons, the agent does confirm that the guide price for the largest office building - 4,715 sq ft - was £750,000 on marketing the property at the start of the year.

Colmworth Business Park’s proximity to the A1/A428 Black Cat to Caxton Gibbet junction road improvements - a project of over £900m scheduled for opening next year (2027) - has, according to Stephen Power of BTG Eddisons, who leads the agency on its instructions at Eaton Court, been one of the key drivers behind the sales and demand at the office scheme.

He said, “Individually, each of the office transactions was noteworthy. But, collectively, they are a real endorsement for the strategic location in the market conditions that have prevailed for offices so far this year in more provincial and less obvious city locations.”
