Retail investment opportunity in ‘strong and growing’ market town

We have been announced as the appointed agent for the sale of the freehold interest on a retail opportunity in what it describes as a ‘strong and growing’ South Lincolnshire market town between Stamford and Market Deeping.

In the heart of the town centre of Bourne, 9-11 West Street is a retail investment instruction of two self-contained, tenanted units with a residential flat that has been sold on a long lease basis and is currently tenanted, where the freehold interest is being marketed for sale by BTG Eddisons for £475,000.

Both properties, which total 6,863 sq ft, are occupied by tenants on FRI lease terms that were negotiated in 2025. Number 9 has 5,075 sq ft of ground floor sales area, with ancillary spaces at ground and first floor level and is occupied by Superdrug. Number 11 sees 1,788 sq ft of retail space on the ground floor for the Salvation Army. There is a separate entrance to the flat at 11A from the street level.

West Street is a busy thoroughfare with what’s described as ‘solid’ footfall and high traffic volumes. There are several local and regional retail businesses in the town, but in the vicinity of 9-11 West Street are high-profile, national operators such as Wetherspoons, M&S Simply Food, Costa Coffee, Morrisons Daily, Boots Pharmacy and the Post Office.

Bourne is on the A15, 32 miles from Peterborough, but BTG Eddisons advises that the character of the town is far more in keeping with that of Market Deeping, nine miles to the south and Stamford, ten miles south east, rather than its nearest city conurbation.

Julian Welch, who is leading BTG Eddisons’ agency on 9-11 West Street, said, “In many ways, Bourne is quite self-contained when it comes to daily and regular shopping requirements and its position on the A15 attracts passing shoppers too.

“The range of its retail offer appears to be serving its current core population of approximately 19,000. Current and future residential expansion plans in this part of South Lincolnshire will, undoubtedly, help boost the profile of market towns like Bourne and surrounding villages.”
